New roof snagging in Spellbrook

About our new roof snagging in Spellbrook

A snag is a fault or unfinished detail left when work is done. On a roof, snags are often at the edges and junctions, where the detailing is hardest. We inspect as far as can be seen safely and photograph each snag. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. We survey loft conversions and dormers, replacement roofs and flashings and valleys, and the problems we are asked to look at most are cracked mortar at the ridge or hips and untidy or loose verge details.

Somewhere as small as Spellbrook, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

How the survey works

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take between one and two hours for most homes, depending on how much new work there is to check. Somewhere as small as Spellbrook, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We ask what work was done and when it was finished.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. We look in the loft space, where there is safe access, and around the property for debris or damage.
  5. We send a written report with photos of each snag.

Before the survey

  • Have any paperwork from past roof work to hand
  • Point out any leaks or damp patches
  • Unlock side gates and any roof access doors

Advice

Questions from Spellbrook

Is Spellbrook in the area you cover?

Yes. Our area covers London and South East England, and Spellbrook is part of that. Just call 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.

Do you cover smaller places like Spellbrook?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Can you inspect the roof on a new-build home?

Yes. We check new-build roofs from safe vantage points and the loft space and photograph what we find. Book before the defects period runs out if you can.

Will you deal with my roofer if there is a problem?

No, we report on the roof and don’t take sides. Disputes are between you and whoever did the work though our report gives you the facts we saw.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll plan the survey around it.

What does a new roof inspection include?

All the parts of the roof we can see safely, including ridges, verges, valleys, flashings, vents and gutters. We look in the loft where it is safe and check for damage left by the job.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

For landlords and managing agents

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Parts of the roof we cannot see safely
  • Estimates of what fixes will cost
  • Settling a dispute with your roofer or builder

If in doubt, call 07833 053749 or send us an email and we will point you to the right survey. What a survey covers and doesn’t.

Common roof problems in Spellbrook

Even good roofers can leave snags at the end of a job. Details at ridges, verges and flashings are easy to rush, especially when the weather is against them.

These are some of the problems a survey can pick up:

  • Underlay at the eaves left exposed
  • Missing or blocked roof ventilation
  • Debris left in gutters or valleys
  • Untidy or loose verge details

If you live in an older home near Church of St Mary the Virgin, the roof may have had decades of patch repairs, and the survey shows where they are.

What’s in a roof survey

What new roof snagging looks like in Spellbrook

With Much Hadham Palace about 3.8 miles north-west, Spellbrook sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you let a flat or house near Sawbridgeworth station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What affects the price in Spellbrook

All our prices include VAT. The things that change the price are:

  • The size of the roof
  • The shape of the roof and its details
  • House, block, shop or office
  • The height of the building and how the roof can safely be seen

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

To price your survey accurately, we’ll ask about:

  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • What kind of property and roof it is
  • Whether there is a loft hatch, a shared roof or tricky access

Unsure which package suits your roof? It is easiest to call 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
