Local roofs and buyers in Ware

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. For a purchase or a newly finished roof, the materials decide which details matter most.

If you live in an older home near Christ Church Ware, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of Ware station, a written report helps before buying a rental or paying for a new roof on one.

New roof snagging in Ware: what you get

Replacing a roof costs a lot, so it is worth having it checked before the final payment. We look for snags, faults and anything left unfinished on the roof and around the property. The findings go into a written report with photos that you can pass to your roofer. It is an independent check, separate from the roofer who did the work. We are frequently asked to look into gutters blocked by building debris and underlay not dressed into the gutter, on new-build homes, new flat roofs and ridges and verges.

In a town the size of Ware, most homes are houses rather than flats, so the roof is normally the owner’s alone to look after, apart from details shared with the house next door on semis and terraces. That makes a roof defect a cost that falls on you: better found before exchange or final payment than after. With photographs and written recommendations, you have clear points to take back to the seller or the roofer.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

What happens on the day

We do not take risks to get a closer look. We inspect what can be seen safely, and anything we can’t see is noted in the report. The survey usually takes roughly 1–2 hours for most homes, depending on how much new work there is to check. For a home in Ware, the main things we need are a way into the loft, a route to the back garden and somewhere to park. Someone needs to let us in, so tell us who that will be.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

Before we arrive

  • Show us where any leaks or stains appear
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Tell us about parking before the day

Booking a survey

Booking is simple: just call 07833 053749 or email us, let us know about the property and we’ll recommend the right survey. The price is agreed up front.

Advice

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Fixings and underlay hidden under the coverings
  • Estimates of what fixes will cost
  • Parts of the roof we can’t see safely

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

What we check

  • New-build homes
  • Loft conversions and dormers
  • Flashings and valleys
  • Replacement roofs
  • Ridges and verges
  • New flat roofs

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What a survey costs

A few things affect what a survey costs:

  • The number of roofs, including extensions and garages
  • The shape of the roof and its details
  • Commercial roofs and larger buildings
  • Height and safe access

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Getting in touch

If you can, have these to hand when you get in touch:

  • Any marks or damp showing indoors
  • The type of building and roof, like pitched or flat
  • Any photos you have, taken from ground level or a window
  • Whether there is a loft hatch, a shared roof or tricky access

Once you know what you need, call 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Your questions about new roof snagging in Ware

What do I need to do before a survey in Ware?

The main thing is access, inside and out, plus somewhere to park in Ware. It also helps to know about any leaks or earlier repairs.

Do you carry out roof surveys in Ware?

We do. Every survey there gets the same written report with photos.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

When should I book new roof snagging?

Before the final payment is best, while the roofer is still on hand. If that’s passed, book before any defects or warranty period ends.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

Can you survey in bad weather?

Light rain does not typically stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Diary the defects period end date
  • Watch for drips in the roof space with care
  • Look for debris left in gutters from ground level
  • Agree snagging with your roofer at the start

Your roofer can use the report to put the snags right. If there is a dispute, it is between you and your roofer or builder; we report on what we see.

Agree the snagging inspection with your roofer before the job starts. Everyone then knows what to expect and time is set aside for snags.
