How a roof survey works in SG9
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, like moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. Common reasons to book are ponding, splits or blisters on flat roofs and crumbling chimney pointing or cracked flaunching, on lead flashings, clay and concrete tiles and chimney stacks.
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.

Booking a survey
Photos help, if you have them. Take them safely from the ground or a window. To send them or to book, phone 07833 053749 or email us.
Around Buntingford
Locally, jobs take us to homes and businesses close to Millfield First and Nursery School, The Jolly Sailors pub and Church of St Peter and the streets around them. Well-known places in the area include Anstey Hales Farm (3.7 miles north-east). For a walk, there’s Hawkins Wood.
Homes and roofs across SG9
Older homes across SG9 frequently keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.
Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. Roofs in SG9 are part of that picture.
Buntingford: Anyone responsible for a site like Millfield First and Nursery School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as Church of St Peter, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
For landlords and managing agents
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or use the contact form.
Before and after the survey
There’s plenty you can do without going near the roof. Here’s what helps most:
- Do not climb onto the roof yourself
- Let us know about past leaks
- Have details of recent roof work to hand
- Take photos of any leaks as they happen
The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed.
Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
How we price roof surveys
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- The height of the building and how the roof can be seen safely
- Whether you choose the Basic, Standard or Premium Survey
- The size of the roof
- The type of building, from a house to a block or an office
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.
What we need to know
We will normally ask about:
- The address and postcode of the property
- Your timetable, such as an exchange date
- What kind of property and roof it is
- Photos of the roof, taken safely from ground level or a window
If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or use the contact form when you’re ready.
Roof by roof
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.
Natural slate
Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is frequently nail fatigue, and we say how widespread it looks.
What we are asked to look at in SG9
What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.
Here are some of the things we see often:
- Crumbling chimney pointing or cracked flaunching
- Ponding, splits or blisters on flat roofs
- Flashings that have come away from the wall
- Debris building up in roof valleys
FAQs for SG9
Do you use drones?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Will the report say how many years my roof has left?
We do not give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.
Is a roof survey the same as a structural survey?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How do I book a survey in SG9?
Simply ring 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day, weekday or weekend.
