Anstey Roof Survey
A careful look at the roof at your property in Anstey, with photos and a written report.
- Slates or tiles that have slipped or broken
- Blocked, sagging or leaking gutters
- Water stains on rafters and ceiling joists
Roof survey in Anstey: what you get
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. If you’ve noticed valley linings that have cracked or split and worn lead at chimneys and abutments, we can find out what’s behind it, whatever the roof.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

What we do, step by step
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older rural homes like those around Anstey can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe vantage point outside.
- Inside, we check the loft space where there is safe access.
- We email a written report with photos and recommendations.
Before the survey
- Have any questions written down, so nothing gets missed
- Check we can get to the back of the property
- Buyers: confirm access with the estate agent or seller

Anstey homes and their roofs
Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
If you live in an older home near Church of St George, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building like Anstey First School, large buildings have long gutter runs and big roofs that need checking like any other.

Honest limits
Before you book, it’s worth knowing what a survey won’t do:
- Structural calculations (that is a structural engineer’s job)
- The condition of the rest of the building (that is a RICS home survey)
- Faults hidden behind ceilings or boarding
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.
What we look at
- Flat roofs
- Lead flashings
- Natural slate
- The roof space
- Chimney stacks
- Ridges, hips and valleys
- Clay and concrete tiles
Different roofs, different checks
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in.
Natural slate
Slate is one of the most durable roof coverings, yet the nails holding it frequently fail long before the slate. We check for slipped, cracked and missing slates.
What affects the price in Anstey
Survey packages start from £150, including VAT. The price for your roof depends on:

Helping us price your survey
To price your survey accurately, we will ask about:
- Whether there is a loft hatch, a shared roof or tricky access
- Where water is showing inside, if it is
- What made you get in touch
- Pictures of the roof from a safe spot, if you have them
Not sure which survey you need? The easiest way is to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
Your questions about roof surveys in Anstey
Do you cover Anstey?
Yes, Anstey is one of the places we work. The survey and report are the same in Anstey as anywhere else, and visits run on weekdays and weekends.
Does a conservation area affect roof work in Anstey?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you use drones?
Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Do you need to get into the loft?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Practical tips
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Check the roof from the ground after storms
- Gather any paperwork for past roof work
- File the report with your home documents
- Clear the loft hatch area before we arrive
If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, which makes quotes easier to compare.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.
