How a roof survey works in Wyddial
We survey roofs in Wyddial and across London and the South East. We carry out surveys on weekdays and at weekends. We’re insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, ring 07833 053749 or send us an email. We’re often asked to look into gutters that overflow in heavy rain and worn or blocked valleys, on natural slate, lead flashings and the roof space.
In a small place like Wyddial, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Different roofs, different checks
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.
Natural slate
From the loft, we look at the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.
How the survey works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours for most homes, depending on how many separate roofs there are. You’re welcome to ask questions while we are there. Rural addresses near Wyddial can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
Before the survey
- If you are buying, check with the agent that we can get in
- Let us know about parking near the property
- Check we can get to the back of the property

Roof surveys in Wyddial: local notes
If your survey includes the drone, the flight is checked against the Drone Safety Map first. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
The streets around a church like Church of St Giles are often among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Layston Church of England First School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Leave it or get it looked at?
Leaving it means relying on what you can see from the ground. That can lead to the wrong work being done, or miss the fault that matters. We tell you what’s really needed. Outbuildings and barns around Wyddial are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

DIY checks: what’s safe
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What else we do in Wyddial
Wyddial: your questions answered
Does a conservation area affect roof work in Wyddial?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you cover smaller places like Wyddial?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you carry out asbestos surveys?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.
How long does the visit take?
It normally takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
What does a roof survey cost?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
Do you go up on the roof?
Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.
What affects the cost of roof surveys
When we price a survey, we consider:
- Whether it’s a home or a commercial building
- The height of the building and how the roof can safely be seen
- Whether thermal imaging or a drone is needed
- The package you choose: Basic, Standard or Premium
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
Booking your survey
To price your survey accurately, we’ll ask about:
- The address and postcode of the property
- What kind of property and roof it is
- Any marks or damp showing indoors
- Access details, like a loft hatch or a shared roof
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.
What this survey can’t tell you
No survey can tell you everything, and it is better to know them up front. Keep these in mind:
- Structural calculations (that’s a structural engineer’s job)
- A full building survey of the property
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. What our survey covers.
