Thermal roof survey in Wyddial: what you get

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where it applies, a structural analysis and a same-day report. There’s an in-person consultation as well, plus a follow-up 12 months later. You can phone 07833 053749 or email us with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. If you’ve noticed damp patches with no obvious cause and leaks that are hard to trace, we can find out what’s behind it, on flat roofs, insulated roof spaces and ceilings below the roof alike.

Older buildings in small places like Wyddial may be listed or in a conservation area. A look by drone or thermal camera doesn’t touch the roof, so it’s a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Questions from Wyddial

Is my home in Wyddial listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Wyddial?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

How much does a thermal roof survey cost?

It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.

Will thermal imaging find my leak?

It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. It is used alongside a close inspection and moisture readings because the camera can’t confirm water on its own.

Will I get photos?

Yes. We photograph the roof as we go, and they go into the written report.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report, and it does not include calculations. We will recommend an engineer if we see signs that call for one.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Why get it checked now?

If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. In a place like Wyddial, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for your survey before booking.

What a thermal roof survey does not cover

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Clear results when the conditions on the day are poor
  • Whether the deck or roof structure is strong enough
  • What’s inside walls or under coverings, without opening up

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. What a survey covers and does not.

What we check

  • Pitched roof slopes
  • Commercial roofs
  • Insulated roof spaces
  • Flat roofs
  • Loft conversions
  • Ceilings below the roof

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Flying and imaging in Wyddial

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Steep or complicated roofs are frequently hard to see from the ground, which is where photos from the air and thermal images help.

Anyone responsible for a site like Layston Church of England First School will know that big roofs are where aerial photos and thermal images show the most at once.

Landlords, agents and block managers in Wyddial

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the survey around it.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run seven days a week, which helps when tenants work during the week.

What happens on the day

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Rural addresses near Wyddial can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Before the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • Show us where any leaks or stains appear
  • If you’re buying, let the agent know when we’re coming

Getting a price

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

What we’re asked to look at in Wyddial

On big commercial and residential flat roofs, thermal imaging helps owners plan. It can suggest which areas may be wet and which seem dry, so moisture readings can be targeted.

Problems we come across often include:

  • Damp that repairs haven’t cured
  • Water getting in at parapets and stacks
  • Cold areas below the roof
  • Areas losing heat at the eaves and junctions

The streets around a church such as Church of St Giles are frequently among the oldest in a place, and if your house is among the older ones nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps.
