Independent new roof snagging in Wyddial

New roof snagging in Wyddial

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. We look for snags, faults and anything left unfinished on the roof and around the property. You get a photo-illustrated written report that you can pass to your roofer. It’s an independent check, separate from the roofer who did the work. We survey new-build homes, flashings and valleys and new flat roofs, and people most frequently book us about gaps at new flashings and ridge and hip tiles not properly fixed.

Older buildings in small places like Wyddial may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report records the new roof as we found it on the day. That makes it useful now and a handy reference later.

How it works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes between one and two hours for most homes, depending on how much new work there is to check. Older roofs in small places like Wyddial can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, we note any deadlines and concerns.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

How to prepare

  • Dig out any old roof reports or invoices
  • Leave a clear route to the loft
  • Agree roof access with the managing agent if it is shared

FAQs for Wyddial

Is Wyddial in the area you cover?

Yes. We cover the whole of London and South East England, and Wyddial is part of that. You can call 07833 053749 or use the contact form with the address and a few details.

Will you come out to Wyddial?

Yes, Wyddial is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you survey in bad weather?

Light rain is normally fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Is this a RICS survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Can you settle a dispute with my builder?

No, we report on the roof and don’t take sides. Disputes are between you and whoever did the work, and you may want legal advice for that.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Local roofs and buyers in Wyddial

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Note the end of any warranty or defects period
  • Look for new stains after a downpour
  • Tell your roofer the work will be inspected
  • Look for marks or cracks left by the work

Once the work is finished, check the ceilings and loft after the next downpour. If anything shows, tell your roofer straight away.

Keep paperwork for the new roof together. The report belongs with them.

What new roof snagging doesn’t cover

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • A promise that the roof will not leak
  • Areas out of view from every safe vantage point
  • Fixings and underlay hidden under the coverings

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.

Surveys for landlords and agents in Wyddial

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Freeholders and residents’ companies use a roof report to plan and budget.

Do you need new roof snagging in Wyddial?

Scaffolding and materials can damage other parts of a building. A snagging check looks around the property as well as at the roof.

Common reasons to book include:

  • Missing or blocked roof ventilation
  • Tiles or slates sitting out of line
  • Gutters or fascias damaged during the job
  • Underlay at the eaves left exposed

If you live in an older home near Church of St Giles, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What to check before booking

  • Whether VAT is added on top
  • Is there a chance to talk the report through?
  • How long they’ve been surveying roofs
  • What’s outside the scope of the survey
