What affects the price in Wyddial

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • House, block, shop or office
  • Roof area
  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Getting in touch

What helps most when you contact us:

  • The property’s address and postcode
  • How the loft is reached, if there is one
  • Any photos you have, taken from ground level or a window
  • What’s prompted the survey

Not sure which survey you need? The easiest way is to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Pre-purchase roof survey in Wyddial: what you get

We survey roofs for buyers in Wyddial and across London and the South East. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, phone 07833 053749 or email us. We survey clay and concrete tiles, gutters and downpipes and the roof space, and common reasons people get in touch are loose pots and cracked flaunching and blistered or split felt on a flat roof.

For a small place like Wyddial, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Different roofs, different checks

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. We check for slipped, cracked and missing tiles, along with odd replacement tiles that hint at earlier leaks.

Chimney stacks

Our chimney check is a visual one, and it is not a flue or gas safety check. If a flue needs testing, we’ll suggest who to ask.

Wyddial: your questions answered

Is my home in Wyddial listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you come out to Wyddial?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Which days do you carry out surveys?

Surveys run on weekdays and at weekends. To arrange a date, phone 07833 053749 or send us an email.

Do you go up on the roof?

Where it is safe, yes. Much of the inspection is done from ground level, from windows and from the roof space. The Premium Survey adds a drone inspection where it applies.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

At what stage of buying should I get the roof surveyed?

The sooner after your offer is accepted, the better. You need the report before you exchange, because after that the roof is yours to deal with.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

Checking the roof from ground level

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Check we will be able to get into the roof space
  • Mention any deadline when you get in touch
  • Arrange the survey as soon as your offer is agreed
  • Pass the findings to your conveyancer

With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.

After strong winds, look at the roof from ground level. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.

Wyddial homes and their roofs

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

In and around Wyddial, as anywhere, a roof is easiest to deal with when its problems are found early. Take an older house close to Church of St Giles: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours at a typical home, though large, tall or awkward roofs take more time. In a hamlet or village like Wyddial, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Getting ready for the survey

  • For flats, check roof access has been agreed
  • Dig out any old roof reports or invoices
  • Check we can get to the back of the property
