Independent thermal roof surveys in Layston

Thermal roof surveys for homes and businesses in Layston

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where applicable, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. To book, just phone 07833 053749 or use the contact form with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. We survey pitched roof slopes, loft conversions and ceilings below the roof, and common reasons people get in touch are areas losing heat at the eaves and junctions and moisture around outlets and upstands.

Villages like Layston often stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

Where we can’t see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t.

FAQs for Layston

Do you cover Layston?

Yes. We survey roofs across London and South East England, and Layston is part of that. Just phone 07833 053749 or drop us an email and let us know about the property.

How do I find out if my home in Layston is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can a thermal survey trace a roof leak?

It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. It’s used alongside a close inspection and moisture readings, as the camera alone can’t prove a leak.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Does the weather affect a thermal survey?

The results depend on the weather. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.

Is it a structural engineer’s report?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we will explain what’s needed.

Before and after the survey

These tips come from what we see on roofs every week:

  • Talk to us about the weather when booking
  • Clear leaves from outlets and gutters each autumn
  • Keep a record of when stains appear
  • Move stored items away from the loft hatch

You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. There’s a 12-month follow-up too.

Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.

Should I look at the roof myself first?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

For landlords and managing agents

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or send us an email with the addresses.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

What this survey can’t tell you

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Clear results when the conditions on the day are poor
  • Structural calculations, which need a structural engineer
  • An energy rating for the building

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

What happens on the day

After the inspection, everything we found is written up in a report with photos, sent to you by email. On timing, most surveys take about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. In a small place like Layston, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Preparing for the visit

  • Jot down any questions you want answered
  • For flats, make sure roof access has been agreed
  • Unlock side gates and any roof access doors

What happens if roof problems are left?

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Looking now, while the damage may still be limited, keeps more options open. Where a roof is exposed, as many are in small places like Layston, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Thermal roof surveys around Layston

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you live in an older home near Church of St Bartholomew (church of England), older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Anyone responsible for a site like Layston Church of England First School will know that thermal images can show where wet insulation sits under a big flat roof.
