Layston Chimney Survey
A survey of chimney stacks, pots, flashings and flaunching across Layston, with drones and thermal imaging where they help. Call or email for a price.
- Pots or cowls that look unsafe
- A stack that appears to lean
- Gaps where the stack meets the roof
How a chimney survey works in Layston
A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photographs. If you’ve noticed redundant stacks capped without ventilation and damp on a chimney breast inside, we can find out what’s behind it, whatever the roof.
In a small place like Layston, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Layston homes and their roofs
Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Take a building like Layston Church of England First School: a written record of a large roof helps plan work for the holidays rather than in term time.

Common roof problems in Layston
Stacks that were used for open fires for many years can weaken from the inside. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which is one reason stacks start to lean.
A survey can pick up problems such as:
- Redundant stacks capped without ventilation
- Worn or missing pointing
- A chimney out of line
- Loose, cracked or missing pots
Take an older house close to Church of St Bartholomew (church of England): its chimney, valleys and lead work are likely to be the parts that need attention first.

Questions from Layston
Do you carry out roof surveys in Layston?
Yes, Layston is one of the places we work. The survey and report are the same in Layston as anywhere else, and visits run on weekdays and weekends.
Do you cover smaller places like Layston?
Yes, Layston is on our map. Villages and rural addresses get the same survey as a town house.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
How long is the visit?
Expect it to take about one to two hours for most homes, a little longer where there are several stacks. You will then get the report by email.
What if it rains on the day?
It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.
How soon will I get the report?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
How do I arrange a chimney survey in Layston?
It’s easiest to ring 07833 053749 or email us. Let us know the address and a little about the roof. We survey on any day of the week.
Before and after the survey
From years of surveys, a few habits stand out as worth the effort:
- Look at the chimneys with binoculars after a storm
- Have the flue swept and checked if you use the fire
- Remove aerials or dishes from the stack if they’re no longer needed
- File photos of the stacks with your home records
Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.
Look at your chimneys from ground level now and then, particularly after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.
How the survey works
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes between one and two hours for a house, and more on a big or complicated roof. In a small place like Layston, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You let us know whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Before we arrive
- For a flat or shared roof, check access with whoever owns or manages the building
- Note where any stains or damp appear
- Leave side gates unlocked
Booking a survey
If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you’re ready.

What happens if roof problems are left?
Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. For an older or listed building in a place like Layston, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.

For landlords and managing agents
An agent can book and manage the survey for a landlord. Access is agreed with the tenant in advance.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.
