Chimney surveys in Buntingford

About our chimney survey in Buntingford

A damp patch on a chimney breast doesn’t always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. We look at each possibility and record what we find. You then know where to start. We survey chimney breasts, chimney pots and cowls and lead flashings, and the problems we’re asked to look at most are damp patches on chimney breasts and cracked or missing flaunching.

Around Buntingford, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Surveys for landlords and agents in Buntingford

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.

What this survey can’t tell you

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Checks on boilers, fires or their flues
  • The inside of the flue, which needs a sweep or flue specialist
  • Hidden damage within the stack

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What our survey covers.

What we look for on each type of roof

Rendered stacks

Cracked render can let water in and trap it behind. Cracks are photographed and noted.

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Check your stacks from ground level after strong winds
  • Have brackets on the chimney checked
  • Keep the report to compare against at the next survey
  • Note any damp on chimney breasts and when it appears

Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

Buntingford: your questions answered

Do you carry out roof surveys in Buntingford?

Yes. We survey roofs across London and the South East, and Buntingford is part of that. You can phone 07833 053749 or drop us an email with the address and some details, and we’ll talk through which survey suits.

Is my home in Buntingford listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How do I book a survey in Buntingford?

Simply ring 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

How long will you be at the property?

It usually takes about 1–2 hours at a house, as part of a look at the roof around the stack. You’ll then get the report by email, on the timescale of your package.

Do you look in the loft space?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Can you survey at the weekend?

Surveys run on any day of the week. To arrange a date, ring 07833 053749 or drop us an email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Buntingford homes and their roofs

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand.

If you own one of the older houses in the streets near Church of St Peter, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Millfield First and Nursery School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes about 1–2 hours at a house, as part of a look at the roof around the stack. In a smaller place like Buntingford, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Getting ready for the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • Unlock side gates and any roof access doors
  • Have any paperwork from past roof work to hand
