How a chimney survey works in Westmill

We inspect chimneys from wherever they can be seen safely: the ground, nearby windows and higher points, and the roof space where it is safe. A drone inspection is part of our Premium Survey where applicable. Where part of a stack can’t be seen, the report says so. Every defect we find is photographed and described in plain words. We survey brick chimney stacks, lead flashings and chimney breasts, and common reasons people get in touch are redundant stacks capped without ventilation and damaged chimney pots and cowls.

Some older homes in villages like Westmill are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

What this survey cannot tell you

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Hidden damage within the stack
  • Whether the flue is safe to use
  • A structural engineer’s assessment

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.

Roofs, chimneys and gutters in Westmill

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to Parish Church of St Mary the Virgin: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building like Freman College, a written record of a large roof helps plan work for the holidays rather than in term time.

Questions from Westmill

Is Westmill within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Is my home in Westmill listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do you look in the roof space?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

Will you photograph what you find?

Yes, every report has them. Each finding is shown in a picture where possible.

Which parts of the chimney do you look at?

Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.

How long is the visit?

Time on site depends on the roof, but most surveys take roughly 1–2 hours for a house, and longer for a large or complex roof. The written report follows by email.

How the survey works

Safety comes first on every visit. We inspect what can be seen safely, and anything we cannot see is noted in the report. Most visits take about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. In a small place like Westmill, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before the survey

  • If you are buying, check with the agent that we can get in
  • Agree roof access with the managing agent if it is shared
  • Leave a clear route to the loft

Related advice

Different roofs, different checks

Brick stacks

Older brick stacks frequently have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.

Chimney pots and cowls

On redundant flues, we check how the pots are capped. Poor capping can lead to damp inside the stack.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Have brackets on the chimney checked
  • Leave close inspection to people with safe access
  • Use a Gas Safe registered engineer for gas appliances
  • Ask about consent before removing a chimney on an older property

With a shared stack, the report can help when talking to next door. It shows what we found and where from the viewpoints we used.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.
