Roof surveys near Letchworth

Different roofs, different checks

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded.

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar.

Roof surveys for homes and businesses in Letchworth

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. Common reasons to book are crumbling chimney pointing or cracked flaunching and loose ridge or hip tiles, across flat roofs, lead flashings and clay and concrete tiles.

Semis and terraces in a town like Letchworth share roof details with the neighbours. When a stack or gutter is shared, the problem may not be on your side alone. Shared parts are looked at as far as they can safely be seen from the property we are surveying. It helps to mention any shared stacks or gutters when you book.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

The survey, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey typically takes about one to two hours for most houses, or half a day or so for a commercial building. A visit in Letchworth runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. Someone needs to let us in, so let us know who that will be.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

How to prepare

  • Check the loft hatch can be reached
  • If you’re buying, check with the agent that we can get in
  • Keep pets in another room

What a roof survey looks like in Letchworth

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Hinxworth Place about 4.5 miles north, Letchworth sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you look after a building like Hillshott Infant School and Nursery, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near Church of St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Letchworth is about 5 miles north of Stevenage, in Hertfordshire. In Letchworth, as across Hertfordshire, every roof gets the same careful survey. Across Hertfordshire, we cover Letchworth. There’s also a page for Milton Keynes.

Surveys in SG6 work the same way as everywhere else we cover. You’ll find streets such as Station Road, Willian Church Road and Rowland Way. Being close to the A505 and B656, Letchworth is simple for us to get to. We also cover Letchworth Garden City (1 mile west), Norton (1 mile north-east), Willian (1 mile south), Walsworth (2 miles south-west) and Poets Estate (2 miles south-west). Further out, we also cover Stevenage (5 miles south), Welwyn Garden City (12 miles south), Harpenden (12 miles south-west), Hitchin (3 miles south-west), Hatfield (15 miles south) and Hertford (14 miles south-east).

Tips from our surveys

Here are a few things we’d tell any owner:

  • Find records of any re-roofing or repairs
  • Let us know about past leaks
  • Make sure we can open the loft hatch
  • Don’t climb onto the roof yourself

We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.

Look at your roof from the ground after strong winds. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

Do you need a roof survey in Letchworth?

Not every roof problem comes from outside. A badly ventilated loft collects condensation, wetting timbers and insulation. It can look like a leak.

Look out for signs like these:

  • Blocked, sagging or leaking gutters
  • Condensation or damp timbers in the loft
  • Standing water on a flat roof
  • Slates or tiles that have slipped or broken

If you let a flat or house near Letchworth Garden City station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What to check before booking

  • What experience they bring
  • What the survey won’t cover
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether the inside of the roof is included

What’s in a roof survey

What we can’t see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A structural engineer’s report
  • The condition of the rest of the building (that is a RICS home survey)
  • Confirmation of asbestos in soffits or cement sheets

If in doubt, call 07833 053749 or email us and we’ll suggest the right survey. The full list of what we check.

What this survey covers

  • Chimney stacks
  • Clay and concrete tiles
  • Natural slate
  • Lead flashings
  • Flat roofs
  • The roof space
  • Ridges, hips and valleys

What affects the price in Letchworth

When we price a survey, we consider:

  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size
  • Commercial roofs and larger buildings
  • Height and safe access

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Booking your survey

There’s no need for technical words. It is enough to tell us:

  • Any stains, drips or damp patches you’ve seen indoors
  • What’s prompted the survey
  • Pictures from the garden or a window, if you have them
  • The style of property, from a terrace to a block

Most bookings start with a short call: ring 07833 053749 or send us an email and we will ask a few questions about the roof. You will have a price before anything is arranged.

Common questions in Letchworth

Do you survey roofs for landlords with property near Letchworth Garden City station?

Yes, rented property is part of what we cover. You can call 07833 053749 or email us with the address and some details, including who will give access on the day.

Is Letchworth in the area you cover?

Yes, Letchworth is one of the places we work. The survey and report are the same in Letchworth as anywhere else.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we’ll explain what’s needed.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.

Do you go up on the roof?

Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where it applies.

What does a roof survey include?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
