What we’re asked to look at in Letchworth

Some water in the loft is not rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly where ventilation is poor. Drips from nails and damp underlay are typical signs.

Common reasons to book include:

  • Brown rings on upstairs ceilings
  • Damp patches next to the stack
  • Staining where a gutter or parapet meets the wall
  • Leaks that appear only in driving rain

Landlords with a home close to Letchworth Garden City station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

What to check before booking

  • Which viewpoints they use to see the roof
  • What follow-up you get after the report
  • When you will get the report
  • Are they insured for the work?

What a roof survey includes

How a roof leak investigation works in Letchworth

On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. We check parapets, valleys and flashings from every safe viewpoint. Our report shows what we found, with photos. If you’ve noticed drips in the loft during heavy rain and damp patches next to the stack, we can find out what’s behind it, on lead flashings, the roof space and slate and tile slopes alike.

Extensions, dormers and conservatories are common on houses in towns like Letchworth, and the joint between new and old is a classic place for water to get in. Flashings, upstands and the edges of flat roofs are checked alongside the main roof. The stain inside is often some way from where water gets in, especially around extensions.

What you get is a clear record of the leaking roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What affects the cost of roof leak investigations

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether it is a home or a commercial building
  • How many separate roofs there are, such as extensions, dormers and garages
  • Height and safe access

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Getting in touch

A little information up front helps. Please include:

  • Whether there is a loft hatch, a shared roof or tricky access
  • The type of building and roof, such as pitched or flat
  • Where the property is, with the postcode
  • Where any leaks, stains or damp patches show inside

If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

Why get it checked now?

A leak rarely stays small. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later. Around Letchworth, gutters that overflow soak the wall below, and damp follows inside. A slipped tile or worn flashing does the same higher up. Left alone, both only get worse.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. Most surveys take roughly 1–2 hours, more where the leak is intermittent or the roof is large. For a home in Letchworth, the main things we need are a way into the loft, a route to the back garden and somewhere to park. If you will not be there yourself, let us know who will let us in.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

How to prepare

  • Mention any parking restrictions on your street
  • Dig out any old roof reports or invoices
  • Have any questions written down, so nothing gets missed

Your questions about roof leak investigations in Letchworth

Is my home in Letchworth listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover Letchworth?

We do. Every survey there gets the same written report with photos.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Can thermal imaging help find my roof leak?

We use thermal imaging where it helps, and it is part of the Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Is the repair included in the leak investigation?

Our job here is to trace the leak and explain it, not to carry out the repair. With the report, a roofer knows exactly where to look.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when you book.

Leaks and storm damage in Letchworth

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these roof types has its own typical places for water to get in. With Hinxworth Place about 4.5 miles north, Letchworth sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Hillshott Infant School and Nursery will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you live in an older home near Church of St Paul, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Let us know about any past repairs to the roof
  • Leave roof access to professionals
  • Tell us if there are tanks or pipes in the loft
  • Write down the wind direction and rain when it leaks

Once the work is done, hold on to the report. If the leak returns, it is a useful record of what was found, which makes the next step quicker.

After a downpour, look in the roof space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey seven days a week, which can make access easier.
