Flat roof survey in Letchworth

Water through a flat roof doesn’t always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photographs of anything that could be letting water in. A roofer can then start from a clear picture of the problem. If you’ve noticed loose or cracked edge trims and failed upstands where the roof meets a wall, we can find out what’s behind it.

In a town like Letchworth, lots of shops, schools and business units have flat roofs. They’re easy to forget until water comes through a ceiling tile, and by then the insulation underneath may be wet. A proper look at outlets, upstands and the membrane itself shows where it stands. Let us know who manages the building so access to the roof can be arranged.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • Extra roofs, like extensions, dormers or garages
  • The size of the roof
  • The package you choose: Basic, Standard or Premium
  • House, block, shop or office

To find out what your survey will cost, ring 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.

Helping us price your survey

We will usually ask about:

  • Where the property is, with the postcode
  • Where any leaks, stains or damp patches show inside
  • What kind of property and roof it is
  • What made you get in touch

You can call us seven days a week. To book or ask a question, ring 07833 053749 or send us an email.

Why get it checked now?

A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes some details are to blame, and sometimes the covering has simply had its day. Our report gives you the evidence to discuss with a roofer. Extensions and dormers on homes around Letchworth often hide the first signs of trouble at their joints with the main roof. A few wet winters later, it can mean new plaster and decorating as well as roof work.

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Local flat roofs in Letchworth

Letchworth was laid out as a garden city in the early twentieth century. The original garden city houses are now more than a century old, alongside later estates. Older roofs may still have their original coverings, with fixings and underlay that have done a long stint. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For landlords with property near Letchworth Garden City station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you live in an older home near Church of St Paul, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Take a building like Hillshott Infant School and Nursery: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Letchworth is about 5 miles north of Stevenage, in Hertfordshire. Houses, flats, blocks and commercial buildings in Letchworth can all book flat roof surveys. Our area takes in places right across Hertfordshire, large and small. We also survey roofs in Milton Keynes.

Clear the way to the loft hatch if there is one, and let us know about any leaks, stains or past repairs. Parking and access details for Letchworth help us plan the visit.

How do I arrange a flat roof survey in Letchworth?

Simply call 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day.

What happens next?

We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

What will the report tell me?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Landlords, agents and block managers in Letchworth

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the visit with that in mind.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether old sheeting or boards contain asbestos
  • Whether the deck or joists are strong enough
  • The condition of the deck or insulation hidden under the covering

If in doubt, call 07833 053749 or send us an email and we will suggest the right survey before you book. What our survey covers.

What we look at

  • Upstands and outlets
  • GRP fibreglass
  • Mastic asphalt
  • Single-ply membranes
  • EPDM rubber
  • Felt flat roofs

The survey, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes about 1–2 hours at a typical home, and longer for a large or complex roof. A visit in Letchworth runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. Someone needs to let us in, so tell us who that will be.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We look at the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. You get a report with photographs and our recommendations.

Before we arrive

  • Unlock side gates and any roof access doors
  • Show us where any leaks or stains appear
  • Have any questions written down, so nothing gets missed

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.
