Flat roof survey in Walsworth
If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. That gives you facts to raise with the seller or agent. Typical surveys look at standing water left after rain and splits and cracks in the covering, on GRP fibreglass, single-ply membranes and felt flat roofs.
Outbuildings, garden rooms and garages in places like Walsworth often have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when you book, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Prices for flat roof surveys in Walsworth

- Whether you choose the Basic, Standard or Premium Survey
- The roof’s overall size
- Extensions, dormers and garages with roofs of their own
- How tall the building is and how easy the roof is to see
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

- Dates you’re working to, such as exchange
- Why you want a survey: buying, a leak, a storm or new work
- The property’s address and postcode
- Photos of the roof, taken safely from ground level or a window

Useful tips for Walsworth property owners
A few practical points come up again and again on our surveys. They apply to most roofs:
- Look for standing water a day after rain
- Have the roof looked at again after a severe storm
- Ask whoever fits equipment on the roof to make good the covering
- Note any new marks on ceilings beneath the roof
Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.
Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.

What happens on the day
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. In a smaller place like Walsworth, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Preparing for the visit
- Unlock side gates and any roof access doors
- Let us know about parking near the property
- If it isn’t your property yet, arrange access through the agent

Walsworth: your questions answered
Does a conservation area affect roof work in Walsworth?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Can you look at the flat roof of a hotel or office near Walsworth?
Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Which days do you carry out surveys?
Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or use the contact form.
What do I do with the report?
You’ll get the report by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
What will the report tell me?
You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.
Landlord and commercial surveys in Walsworth
If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which can make access easier.
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.
Why it is worth a survey now in Walsworth
Flat roofs cannot normally be seen from the street, so they’re often overlooked. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it won’t come as a surprise. Homes in smaller places like Walsworth can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you want to find out.
Why us?
- Two decades and more of roof surveys
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID
- PI and public liability insurance
- Prices that include VAT

Can I check my roof myself?
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
What a flat roof survey looks like in Walsworth
Walsworth has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.
Take an older house close to St Faith's Church: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. For site and facilities teams at buildings such as Highover Junior Mixed and Infant School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. For landlords with property near Hitchin station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
