How a flat roof survey works in Westmill
We inspect a flat roof from wherever it can safely be seen: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. We survey felt flat roofs, single-ply membranes and upstands and outlets, and the problems we’re asked to look at most are splits and cracks in the covering and outlets choked with leaves and silt.
Around a smaller place like Westmill, flat roofs typically cover extensions, garages and dormers. Even a small flat roof can let lots of water into the room below. What it’s covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Local flat roofs in Westmill
Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Anyone responsible for a site like Oughton Primary and Nursery School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you live in an older home near St Mark's, the joins between later flat roofs and the old walls are where problems usually start. If you let a flat or house near Hitchin station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
Westmill is about 1 mile north-west of Hitchin, in Hertfordshire. In Westmill, as across Hertfordshire, every roof gets the same careful survey. Across Hertfordshire, we cover Westmill and the places around it. You can also see our page for Milton Keynes.
Here we cover the SG5 postcode area for flat roof surveys. If you need a flat roof survey at a property on Lucas Lane, Gaping Lane and Bingen Road or anywhere close by, we can survey it. Westmill sits on or near the A600, which makes travel easy. If you’re just outside Westmill, we cover Bearton (1 mile east), Hitchin (1 mile south-east), Ickleford (1 mile north), Benslow (1 mile south-east) and Charlton (1 mile south). Further out, we also cover Stevenage (6 miles south-east), St Albans (14 miles south), Welwyn Garden City (12 miles south), Harpenden (10 miles south), Hatfield (14 miles south) and Hertford (14 miles south-east).
Local landmarks in Westmill

What we do, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a smaller place like Westmill, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photographs and recommendations, comes to you by email.
Before we arrive
- Leave side gates unlocked
- Keep pets in another room
- Check the loft hatch can be reached

Advice
FAQs for Westmill
How do I find out if my home in Westmill is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is Westmill within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Will you walk on the flat roof?
Only where it’s safe to do so. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.
Can you survey in bad weather?
Light rain doesn’t usually stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Do I need to be at home?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details when booking.
When does the report arrive?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when booking.
Honest limits
Some things cannot be seen without opening up the roof, so a survey has limits:
- Hidden layers beneath the covering
- A promise that the roof will not leak in future
- Asbestos testing, which needs a specialist asbestos surveyor
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What a survey covers and doesn’t.

What a survey costs
When we price a survey, we consider:
- Features like valleys, chimneys, dormers and parapets
- Which survey package you book
- How tall the building is and how easy the roof is to see
- The number of roofs, including extensions and garages
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.
Helping us price your survey
There’s no need for technical words. It is enough to let us know:
- Any deadline, such as an exchange date
- Your postcode, so we can check access and travel
- Any stains, drips or damp patches you’ve seen indoors
- What made you get in touch
If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you are ready.
Why get it checked now?
A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. In a smaller place like Westmill, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further.
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for your roof before booking.

Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Treat rooflights and old sheeting as fragile
- Keep people off the roof unless they need to be there
- Check the outlets after the leaves fall
- File the paperwork for the roof and any repairs
You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.
After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.
