Flat roof surveys for homes and businesses in Charlton

Water through a flat roof does not always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photographs of anything that could be letting water in. Whoever carries out the work then has a clear starting point. If you’ve noticed blistering in felt or asphalt and cracked or split membrane, we can find out what’s behind it, on mastic asphalt, single-ply membranes and EPDM rubber alike.

Older buildings in small places like Charlton may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

Where we cannot see part of the flat roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

How we price flat roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • House, block, shop or office
  • Extensions, dormers and garages with roofs of their own
  • Any need for thermal images or a drone flight
  • Whether you choose the Basic, Standard or Premium Survey

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Booking your survey

We’ll usually ask about:

  • Your postcode, so we can check access and travel
  • Access details, such as a loft hatch or a shared roof
  • Your timetable, such as an exchange date
  • The style of property, from a terrace to a block

Our phone lines are open seven days a week. To book or ask a question, call 07833 053749 or send us an email.

Flat roof surveys around Charlton

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Take a building like Highbury Infant School and Nursery: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For landlords with property near Hitchin station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Charlton is about 1 mile south-west of Hitchin, in Hertfordshire. We visit Charlton as part of our work across Hertfordshire, for homes and businesses alike. Our area takes in places right across Hertfordshire, large and small. Milton Keynes is in our area too.

We work across SG5 for flat roof surveys. We also cover the places around Charlton: Gosmore (1 mile south-east), Hitchin (1 mile north-east), Benslow (1 mile north-east), Bearton (1 mile north) and Westmill (1 mile north). Further out, we also cover Hemel Hempstead (15 miles south-west), Stevenage (5 miles south-east), St Albans (13 miles south), Welwyn Garden City (11 miles south), Harpenden (9 miles south) and Hatfield (12 miles south).

When to book a survey in Charlton

Flat roofs frequently get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering frequently start leaks too.

It is worth booking a survey if you’ve seen:

  • Outlets choked with leaves and silt
  • Upstands pulling away from walls
  • Leaks around rooflights
  • Edge trims that have lifted or split

The streets around a church like St Mary's Church are often among the oldest in a place, and if yours is one of the older homes nearby, flat-roofed rear additions and dormers added over the years are worth checking.

What a good roof survey covers

Honest limits

It’s a careful look at the flat roof, not the whole story. Its limits include:

  • The condition of the deck or insulation hidden under the covering
  • Testing older roof sheets for asbestos
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.

What this survey covers

  • Upstands and outlets
  • GRP fibreglass
  • Single-ply membranes
  • EPDM rubber
  • Felt flat roofs
  • Mastic asphalt

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

How it works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey normally takes about 1–2 hours at a typical home, or half a day or so for a commercial building. In a small place like Charlton, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

Before the survey

  • Make sure the loft hatch can be reached
  • Tell us about any leaks, stains or damp patches you know of
  • Keep pets in another room

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or email us with the details.

Questions from Charlton

Do you carry out roof surveys in Charlton?

We do. Every survey there gets the same written report with photos.

Is my home in Charlton listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you give a life expectancy for the roof?

There is no honest way to give an exact number of years. As a guide, felt frequently lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

Can you survey at the weekend?

Surveys run seven days a week. To find a day that suits you, call 07833 053749 or send us an email.

How much is a survey?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Is a flat roof survey the same as a building survey?

No. It’s a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and it isn’t a structural engineer’s report.

Is ponding on a flat roof a problem?

Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.
