How a flat roof survey works in St Ippolyts

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so you know exactly what was covered. We survey GRP fibreglass, mastic asphalt and upstands and outlets, and common reasons people get in touch are ponding water that doesn’t drain away and raised blisters across the surface.

In a small place like St Ippolyts, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

After the visit, you get a written report with photos, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

Common questions in St Ippolyts

Is St Ippolyts within the area you cover?

Yes. St Ippolyts is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Do you cover commercial flat roofs around St Ippolyts?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Will you check the loft?

Normally, if there’s one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

What’s the best way to book?

To arrange a survey, call 07833 053749 or drop us an email and tell us the address and what you’d like to know. We will confirm the price and agree a day with you.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

How the survey changes by roof type

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older roofs in small places like St Ippolyts can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

How to prepare

  • Note where any stains or damp appear
  • If you’re buying, check with the agent that we can get in
  • Leave a clear route to the loft

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

When to book a survey in St Ippolyts

A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

Typical things we are asked to look at include:

  • Gaps at upstands and abutments
  • Blocked or damaged outlets
  • Cracked or split membrane
  • Dips that suggest the deck is deflecting

Take a building like St Ippolyts Church of England Aided Primary School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

What we can’t see

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Whether old sheeting or boards contain asbestos
  • Structural calculations, which need a structural engineer
  • What’s under the membrane without opening it up
