Gutter survey in Walsworth
We carry out gutter surveys in Walsworth as part of our cover across London and South East England. We inspect everything we can see safely from ground level, windows, the loft space and the roof where it is safe. Time on site usually takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. The written report follows, with photos and recommendations. We survey outlets and hoppers, parapet and box gutters and eaves gutters, and common reasons people get in touch are dripping or leaking gutter joints and fascia boards damaged by overflowing water.
Around Walsworth, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Signs you need a gutter survey in Walsworth
Hidden gutters are frequently lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside, because there’s no outer edge for it to spill over. Lead is also a target for theft.
People typically book a survey after spotting something like this:
- Cracked or loose downpipes
- Fascia boards damaged by overflowing water
- Valley or box gutters that overflow inside
- Hoppers and outlets full of debris
If you look after a building such as Highover Junior Mixed and Infant School, large buildings have long gutter runs and big roofs that need checking like any other.
Questions to ask before booking
- Whether VAT is added on top
- Whether you get a written report with photos
- Which parts of the roof they’ll actually see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Rot or damp concealed behind fascias or inside walls
- The inside of buried drains
- Blockages deep inside downpipes

Gutter surveys around Walsworth
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you own a rental within reach of Hitchin station, a roof report helps you deal with small faults before they turn into a call from a tenant. If yours is one of the older homes in the streets near St Faith's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Tips from our surveys
A few practical points come up again and again on our surveys. They apply to most roofs:
- Keep climbers away from the eaves
- Look for new stains on ceilings below valleys after rain
- Watch the gutters during heavy rain
- Check downpipe clips are holding
You receive a report with photographs and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.
Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.
Roof by roof
Fascias and soffits
Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.
Lead-lined valley and parapet gutters
Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.
How the survey works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a smaller place like Walsworth, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
How to prepare
- Make sure we can get to the back of the property
- If it isn’t your property yet, arrange access through the agent
- Keep pets out of the way during the survey

Advice
What you can safely check yourself
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
