Questions from Poets Estate
Is my home in Poets Estate listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Can a landlord with a rental near Hitchin station book a roof survey?
Yes, rented property is part of what we cover. You can ring 07833 053749 or send us an email with the address and some details.
Could my damp wall be caused by the gutters?
We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so the report covers what can be seen.
What’s in the report?
You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.
Is this a RICS survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
How fast do I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when booking.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
About our gutter survey in Poets Estate
We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Common reasons to book are blocked outlets and hoppers and brackets that have dropped or snapped, on fascias and soffits, outlets and hoppers and parapet and box gutters.
Around Poets Estate, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

Gutter surveys in Poets Estate: local notes
If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.
For site and facilities teams at buildings like William Ransom Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live near a park such as Butts Close, or anywhere with mature trees, autumn leaves can block gutters and valleys.

For landlords and managing agents
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or use the contact form with the addresses.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Should I look at the roof myself first?
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
Roof by roof
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.
Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Asbestos testing of old gutters, downpipes or soffits
- Hidden sections we can’t view safely
- The inside of a downpipe along its whole length
Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. The full list of what we check.

The survey, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours at a typical home, and longer for a large or complex roof. You’re welcome to ask questions while we’re there. Parking around Poets Estate is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The roof space is checked for staining, where it can be reached safely.
- A report with photographs and recommendations follows.

When to book a survey in Poets Estate
Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before more damage is done.
A survey can pick up problems like:
- Gutters overflowing in heavy rain
- Blocked outlets and hoppers
- Valley or box gutters that overflow inside
- Joints that drip after rain
For landlords with property near Hitchin station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Choosing a roof surveyor
- Whether you get a written report with photos
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether the loft space is looked at, where there is one
- Their insurance cover
