About our pre-purchase roof survey in Poets Estate

Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photos so you can see it for yourself. Each finding is explained in plain words, so it is clear what it means for your purchase. Typical surveys look at slipped or missing slates and tiles and chimney mortar that has eroded, across clay and concrete tiles, the roof space and flat-roofed extensions and dormers.

Smaller places like Poets Estate often have bungalows and cottages as well as houses, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you are buying in Poets Estate or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

After the visit, you get a written report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

How it works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes an hour or two at a typical house, with time for the loft where it can be reached. A visit to a smaller place like Poets Estate is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed beforehand.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • If you are buying, check with the agent that we can get in
  • If the roof is shared, arrange access with whoever manages the building
  • Show us where any leaks or stains appear

What a pre-purchase roof survey looks like in Poets Estate

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

For landlords with property near Hitchin station, a roof report gives you a clear picture before you buy or settle up with a roofer. For an older house near a landmark such as St Faith's Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Poets Estate is about 1 mile east of Hitchin, in Hertfordshire. Roofs in Poets Estate get the same thorough look as anywhere else in Hertfordshire. We cover towns and villages across Hertfordshire, from the larger towns to small villages. Milton Keynes is in our area too.

We survey roofs across the SG4 and SG5 postcode area for pre-purchase roof surveys and the streets around it. Whether your property is on Riddy Lane, The Avenue and Green Lane or a nearby road, we can survey it. If you are just outside Poets Estate, we cover Benslow (1 mile west), Walsworth (1 mile north), Hitchin (1 mile west), Great Wymondley (1 mile south-east) and Bearton (1 mile north-west). Further out, we also cover Stevenage (4 miles south-east), St Albans (14 miles south), Welwyn Garden City (11 miles south), Harpenden (10 miles south-west), Hatfield (13 miles south) and Hertford (13 miles south-east).

Around Poets Estate

Around Poets Estate, our work takes us to homes and buildings near St Mary's Church, Hitchin Girls' School and Butts Close and the streets around them. You’ll also find Kingshott School (0.8 miles south) and The Millstream pub (under half a mile north). There’s a railway station in Poets Estate itself: Hitchin station. Well-known places in the area include Wymondley Castle (1.1 miles south-east) and Lister Hospital (2.6 miles south-east). Green spaces nearby include Purwell Ninesprings and Markham's Hill.

Poets Estate: your questions answered

Will you come out to Poets Estate?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Is my home in Poets Estate listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Can I use the report to negotiate on price?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Defects hidden under coverings or inside walls without opening up
  • Walls, floors, services and rooms below the roof

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. The full list of what we check.

Roof types and parts we check

  • Natural slate
  • Gutters and downpipes
  • The roof space
  • Lead flashings and valleys
  • Chimney stacks
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Landlords, agents and block managers in Poets Estate

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.

How the survey changes by roof type

Natural slate

Good slate is one of the longest-lasting roof coverings, yet the nails that fix it often give out first. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. Cracked, slipped or missing tiles are noted, along with odd replacement tiles that hint at earlier leaks.

Why act early in Poets Estate

Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit. Homes in smaller places like Poets Estate can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before you book.
