Benslow homes and their roofs

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Take an older house close to Church of the Holy Saviour: the roof’s history matters as much as its looks, and a survey brings the past repairs to light. For landlords with property near Hitchin station, a written report helps before buying a rental or paying for a new roof on one.

Benslow is about 1 mile east of Hitchin, in Hertfordshire. In Benslow, as across Hertfordshire, every roof gets the same careful survey. Our Hertfordshire coverage includes Benslow. We also survey roofs in Milton Keynes.

We survey roofs across the SG4 and SG5 postcode area for pre-purchase roof surveys. That includes homes and businesses on Water Lane, Riddy Lane and The Avenue and the roads around them. Benslow sits on or near the A505. Close by, we survey roofs in Hitchin (1 mile west), Poets Estate (1 mile east), Walsworth (1 mile north-east), Bearton (1 mile north-west) and Westmill (1 mile north-west). Within a short drive, we also cover Stevenage (5 miles south-east), St Albans (14 miles south), Welwyn Garden City (11 miles south), Harpenden (10 miles south), Hatfield (13 miles south) and Hertford (13 miles south-east).

How a pre-purchase roof survey works in Benslow

We survey roofs for buyers in Benslow and across London and the South East. Whether it’s a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, phone 07833 053749 or drop us an email. We survey clay and concrete tiles, the roof space and flat-roofed extensions and dormers, and the problems we’re asked to look at most are flashings that have lifted or split and standing water on a flat extension roof.

Bungalows, chalet bungalows and older cottages are common in smaller places like Benslow, many of them extended or given dormers over the years. Low roofs are easier to see from the ground, but dormer cheeks, valleys and flat-roofed additions still need close attention. The same goes for a purchase or a new roof around Benslow. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Benslow questions

Does a conservation area affect roof work in Benslow?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Benslow in the area you cover?

We do. Every survey there gets the same written report with photos.

Does the weather affect the survey?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

Do you need access inside the house?

Ideally, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. The agent or seller can arrange entry.

Can I use the report to negotiate on price?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Will you fly a drone over my roof?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • For a flat, check who is responsible for the roof
  • Request records of any re-roofing
  • Give your solicitor a copy of the report
  • Ask the agent to make sure the loft hatch can be opened

We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

Rented homes, blocks and businesses

We survey roofs for letting agents and landlords as well as householders. A written report with photos gives you a clear record of the roof, useful for planning maintenance.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

What we do, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Being in a smaller place like Benslow does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed beforehand.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Unlock side gates and any roof access doors
  • Buyers: confirm access with the estate agent or seller

Advice

What we cannot see

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • How a seller will respond, or what the house is worth
  • Whether timbers meet design loads
  • Faults hidden behind ceilings, boards or coverings

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

Roofs we survey in Benslow

  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • The roof space
  • Lead flashings and valleys
  • Gutters and downpipes
  • Natural slate

Different roofs, different checks

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and the South East. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it is a target for thieves.

What affects the price in Benslow

Prices always include VAT. The things that change the price are:

  • House, block, shop or office
  • The number of roofs, including extensions and garages
  • The height of the building and how the roof can safely be seen
  • Roof area

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Getting in touch

Getting the details right at the start saves time. Please include:

  • What’s prompted the survey
  • Your postcode, so we can check access and travel
  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from ground level or a window

When you’re ready to go ahead, call 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date.
