What happens if roof problems are left?

New roof snagging starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

New roof snagging in Benslow: what you get
We check the coverings, ridges, verges, hips and valleys, along with the flashings and ventilation. At the eaves we look at how the underlay is dressed into the gutter, where it can be seen as well as the gutters. You get a photo report of what we found. Any debris left behind or damage to other parts is recorded too. We survey flashings and valleys, loft conversions and dormers and replacement roofs, and people most frequently book us about signs of condensation in the roof space and loose or badly finished ridge tiles.
Bungalows, chalet bungalows and older cottages are common in smaller places like Benslow, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Benslow. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

New roof snagging around Benslow
An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
For landlords with property near Hitchin station, a written report helps before buying a rental or paying for a new roof on one. If your house is among the older ones in the streets near Church of the Holy Saviour, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Different roofs, different checks
Slate roofs
Good natural slate is very long-lasting, so the laying matters. We look for slipped, cracked or uneven slates.
Clay and concrete tiles
Clay and concrete tiles commonly last 50 years or more. Cracked or uneven tiles are recorded where we can see them.
Practical tips
From years of surveys, a few habits stand out:
- Check before your warranty period ends
- Send the snagging report to your roofer
- Look for marks or cracks left by the work
- Tell your roofer the work will be inspected
How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. If a payment is due soon, choose the package that fits.
Do not settle the final bill until the roof has been inspected, where your contract allows. It keeps the job open until it is right.
Benslow questions
Do you cover smaller places like Benslow?
Yes, Benslow is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
Does a conservation area affect roof work in Benslow?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you need to get into the loft?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
Is snagging available for a new-build house roof?
Yes, the inspection works the same as for a re-roof. You get a photo report of any snags for you to pass to your builder.
What if it rains on the day?
Light rain is normally fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
What’s the price of a snagging inspection?
Our price is from £150, including VAT. The size of the roof and how easy it is to see affect the price. To get a price, call 07833 053749 or email us.
Can you survey at the weekend?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
What we do, step by step
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes about 1–2 hours for most homes, depending on how much new work there is to check. A visit to Benslow is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.
- We start by finding out what was replaced and what worries you.
- We look at the tiles or slates, ridges, hips and verges from safe vantage points.
- Flashings, valleys, gutters and visible underlay at the eaves are looked at.
- The roof space is looked at where safe, along with any mess or damage left after the work.
- The snags are written up with photos for you to share with your roofer.
Before the survey
- If it isn’t your property yet, arrange access through the agent
- Keep pets in another room
- Dig out any old roof reports or invoices
Arrange a survey
A quick phone call is normally the easiest start: call 07833 053749 or send us an email, and we will ask about the building and what you need. You will have a price before anything is arranged.
