Local roofs and buyers in Walsworth
Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.
If you own a rental within reach of Hitchin station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If your house is among the older ones in the streets near St Faith's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

New roof snagging for homes and businesses in Walsworth
People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. Whatever the roof, we inspect as far as it can be seen safely including from the loft and the roof where it’s safe. You then get a photo-illustrated written report to share with your roofer. Common reasons to book are offcuts and broken tiles left behind and ridge and hip tiles not properly fixed, on flashings and valleys, new flat roofs and ridges and verges.
Around Walsworth, you’ll mostly find houses and bungalows of different ages. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you are buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Roof by roof
Underlay and ventilation
We look in the roof space, where there’s safe access, at the underlay and ventilation.
Valleys
Valleys carry a lot of water, so the detailing matters. The lining and the cut coverings along it are checked.

Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Why act early in Walsworth
Phone photos from the garden cannot show much. Our inspection looks as closely as can be done safely, including by drone where it is applicable. Blocked gutters on homes around Walsworth overflow and soak walls. It is easy to sort the cause early and slow to dry a damp wall.

How the survey works
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. In a smaller place like Walsworth, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- First, we note any deadlines and concerns.
- The roof is inspected from ground level, vantage points and the roof where safe.
- We work through ridges, verges, valleys and flashings.
- We check the gutters, lower roofs and walls for debris or damage.
- We send a written report you can pass on.
Before the survey
- Show us where any leaks or stains appear
- For flats, make sure roof access has been agreed
- Check the loft hatch can be reached

Advice
Questions from Walsworth
Do you cover smaller places like Walsworth?
Yes, Walsworth is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
How do I find out if my home in Walsworth is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
How soon after the work should I book a snagging inspection?
As soon as the work is finished, and before the final payment if you can. That gives time for any snags to be put right.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
Will you deal with my roofer if there’s a problem?
No. We report on what we see. Any dispute is between you and your roofer or builder, and the report gives you a clear record to refer to.
Is snagging available for a new-build house roof?
Yes. We check new-build roofs from safe vantage points and the roof space and photograph what we find. Book before the defects period runs out if you can.
Do I have to be there for the survey?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.
Rented homes, blocks and businesses
Freeholders and residents’ companies use a roof report to plan and budget.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.
When you need someone else
In fairness, a roof survey has limits:
- Pricing the remedial work
- Nails and clips under the slates or tiles
- Deciding who is at fault in a disagreement
If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey. What a survey covers and does not.
