Electronic leak detection in Walsworth, Hertfordshire

We take a careful look at the flat roof membrane at your property in Walsworth, and put it all in a report with photographs.

  • Stains far from any visible defect
  • Leaks at pipes, outlets or fixings
  • Holes left by work on the roof

Electronic leak detection in Walsworth

Electronic leak detection for homes and businesses in Walsworth

Electronic testing locates holes in the waterproofing but not every way water gets in. Water coming through walls, copings, rooflights or plumbing won’t show on the test. We will tell you if we think the leak is coming from somewhere else. The test shows breaches in the membrane, not water coming through masonry or around frames. The report makes clear what was and wasn’t tested. We’ll point you to the likely next step. Common reasons to book are breaches around outlets and penetrations and new membranes needing a check before handover, on green roofs, single-ply roofs and roof terraces and balconies.

Around a smaller place like Walsworth, flat roofs typically cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it. Ponding, splits and lifting edges are the signs to look for from a window.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. A visit to Walsworth is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. First, you let us know about the roof build-up and where water is showing.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. We test the membrane and find where current is passing through it.
  5. You get a report showing where each breach is, for your roofer to repair.

Getting ready for the survey

  • Find any records of previous roof work
  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it’s shared

Walsworth: your questions answered

Will you come out to Walsworth?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Walsworth is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Can you test a green or ballasted roof?

It can be possible, depending on the roof. Covered roofs limit the methods we can use, so we check the build-up first.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Just say which days work for you.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.

How the survey changes by roof type

Green and ballasted roofs

Green roofs and ballasted roofs cover the waterproofing. Testing may still be possible but it depends on the layers.

EPDM rubber roofs

EPDM rubber roofs often last 30–50 years, but can still be punctured.

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the visit with that in mind.

Landlords, agents and building managers in Walsworth and across Hertfordshire can book any of our surveys. To discuss a property or a block, call 07833 053749 or email us.

Practical tips

Here are a few things we’d tell any owner:

  • Let us know about the membrane and build-up if you know it
  • Keep outlets clear of debris
  • Avoid repeated repairs without finding the cause
  • Make sure trades protect the waterproofing

If we think the leak is not coming through the membrane, the report says so, so other causes can be checked.

Consider testing a new membrane before it is covered. It’s easier to find holes before more layers are added.

Signs you need electronic leak detection in Walsworth

Other trades on the roof can puncture the waterproofing. Fixings, equipment and foot traffic can leave small holes.

Signs worth acting on include:

  • Holes left by work on the roof
  • New membranes needing a check before handover
  • Breaches around outlets and penetrations
  • Leaks that return after repairs

Hotels and guest houses near Walsworth cannot easily close rooms for a leak, so it pays to find faults before guests do.

Before booking anyone

  • Will they check the loft as well as the outside?
  • What happens after the report arrives
  • When you will get the report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What a good roof survey covers

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Some conductive membranes
  • Repairing the breaches (that’s for your roofer)
  • Leaks from plumbing or windows

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.

What we check

Electronic leak detection in Walsworth: local notes

Within a mile and a half or so of Walsworth there are several hotels. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Take an older house close to St Faith's Church: flat-roofed rear additions and dormers added over the years are worth checking. Anyone responsible for a site like Highover Junior Mixed and Infant School will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.
