Roof surveys near Westmill

Leave it or get it looked at?

Many roofs go years without anyone looking at them closely. A survey sets a baseline, which makes later changes easy to spot. Where a roof is exposed, as many are in small places like Westmill, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Roof surveys for homes and businesses in Westmill

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We’re often asked to look into loose chimney pots and torn or sagging underlay, on chimney stacks, ridges, hips and valleys and lead flashings.

Somewhere as small as Westmill, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Westmill, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before we arrive

Landlords, agents and block managers in Westmill

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Hold on to the report for future surveys
  • Clear the loft hatch area before we arrive
  • Mention any damp patches when booking
  • Gather any paperwork for past roof work

If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, which makes quotes easier to compare.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.

Common questions in Westmill

Do you carry out roof surveys in Westmill?

Yes. We cover the whole of London and South East England, and Westmill is part of that. You can ring 07833 053749 or drop us an email with the address and some details.

Is my home in Westmill listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

What’s the best way to book?

Simply ring 07833 053749 or email us. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Do you inspect the roof from on top?

Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

What a survey costs

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Which survey package you book
  • How many separate roofs there are, such as extensions, dormers and garages
  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.

Getting in touch

These details help when you contact us:

  • Any marks or damp showing indoors
  • Photos of the roof, taken safely from the ground or a window
  • What’s prompted the survey
  • The style of property, from a terrace to a block

Every survey is priced before it is booked, so you know the cost up front. Our price is from £150, including VAT. To book, phone 07833 053749 or use the contact form.

Westmill homes and their roofs

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

For an older house near a landmark like Parish Church of St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building such as Freman College, large buildings have long gutter runs and big roofs that need checking like any other.

What we cannot see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Confirmation of asbestos in soffits or cement sheets
  • A structural engineer’s report
  • Faults hidden behind ceilings or boarding

If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before you book. What a survey covers and doesn’t.
