Roof Survey in Aspenden
Know where you stand with the roof before you spend money on it. Roof surveys in Aspenden, with photographs and a clear written report.
- Leaking gutter joints and downpipes
- Ponding, splits or blisters on flat roofs
- Ridge tiles that have lifted or moved
Practical tips
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Take photos of any leaks as they happen
- Include dormers, porches and garages as you book
- File the report with your home documents
- Stay off ladders and the roof
Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.
Do not block the vents at the eaves. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Make sure insulation does not block the airflow at the eaves.
Roof survey in Aspenden
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. If you’re worried about slates or tiles that have slipped or broken and cracked mortar along the ridge, a survey will tell you what’s going on.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

How the survey changes by roof type
Natural slate
Natural slate can last 100 years or more, yet the nails holding it frequently fail long before the slate. We check for slipped, cracked and missing slates, and for clips that show past repairs.
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.

What a survey costs
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- How big the roof is
- Extra roofs, like extensions, dormers or garages
- How tall the building is and how easy the roof is to see
- Basic, Standard or Premium
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.
What we need to know
Some details help us recommend the right survey and price. When you contact us, tell us:
- Where the property is, with the postcode
- Pictures of the roof from a safe spot, if you have them
- Your timetable, like an exchange date
- The kind of building and roof involved
If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.
What a roof survey looks like in Aspenden
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
For site and facilities teams at buildings such as Millfield First and Nursery School, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Parish Church of St Mary: its roof may have old fixings, lead flashings and chimneys that need a closer look.

FAQs for Aspenden
Does a conservation area affect roof work in Aspenden?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Aspenden in the area you cover?
Yes. We cover the whole of London and South East England, and Aspenden is part of that. Just call 07833 053749 or drop us an email and let us know about the property.
What if it rains on the day?
A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.
How long does a roof survey take?
Allow roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. We will give you an idea of timing when booking.
Does someone need to be in?
Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
Do you look in the roof space?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.
Do you inspect the roof from on top?
Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where applicable.
Checking the roof from ground level
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
When you need someone else
To be straight with you, there are limits to any roof survey:
- Whether the roof structure meets design loads
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- How the roof will behave in every kind of weather
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.

The survey, step by step
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. Somewhere like Aspenden needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Getting ready for the survey
- Note where any stains or damp appear
- Check we can get to the back of the property
- Keep pets in another room
