Aspenden Gutter Survey
Need a gutter survey in Aspenden? We can help, with findings in writing and pictures to back them up. Book a weekday or weekend visit.
- Brackets that have dropped or snapped
- Joints that drip after rain
- Soffits marked by water
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Gutter survey in Aspenden
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, we’ll say so in the report, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. Common reasons to book are leaves and moss blocking gutters and downpipes that are split or coming away, on downpipes, valley gutters and fascias and soffits.
Somewhere as small as Aspenden, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

When to book a survey in Aspenden
Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside, because there’s no outer edge for it to spill over. Lead linings can also be stolen.
Here are some of the things we see frequently:
- Leaks at the gutter joints
- Sagging gutters and loose brackets
- Water backing up from a hidden gutter
- Hoppers and outlets full of debris
If your home is one of the older ones in the streets near Parish Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What we look for on each type of roof
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded where they can be seen.
Lead-lined valley and parapet gutters
Some older roofs have a central valley running to the back, and a blockage there can overflow inside. It is inspected as far as safe access allows.
Aspenden: your questions answered
Does a conservation area affect roof work in Aspenden?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Is Aspenden within the area you cover?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Do you test soffits or gutters for asbestos?
No, that’s a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.
Will you check if gutters are causing damp inside?
We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so the report covers what can be seen.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
Are you structural engineers?
No. Our survey isn’t a structural engineer’s report, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.
Roofs, chimneys and gutters in Aspenden
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you look after a building such as Millfield First and Nursery School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What happens on the day
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take an hour or two at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Aspenden can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We check hidden gutters as far as safe access allows.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Preparing for the visit
- For a flat or shared roof, check access with the freeholder or managing agent
- Make sure the loft hatch can be reached
- Unlock side gates and any roof access doors
Getting a price
A quick phone call is usually the easiest start: call 07833 053749 or send us an email and we will ask a few questions about the roof. The price is agreed before a date is set.

Why it’s worth a survey now in Aspenden
Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now typically keeps the fix smaller. Where a roof is exposed, as many are in small places like Aspenden, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
