How a gutter survey works in Layston

Gutters have to slope gently towards the outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. We survey fascias and soffits, parapet and box gutters and outlets and hoppers, and people most frequently book us about brackets that have dropped or snapped and dripping or leaking gutter joints.

In a small place like Layston, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

The survey, step by step

Once we’ve finished looking, we write up our findings as a written report with photos. As for time on site, most surveys take about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Layston can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Questions from Layston

Do you carry out roof surveys in Layston?

Yes, Layston is within the area we cover. We work right across London and South East England. You can ring 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.

Does a conservation area affect roof work in Layston?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll explain what’s needed.

Are hidden gutters like valleys and box gutters included?

Yes, where it is safe to see them. We look from vantage points, the loft space and the roof itself where safe, and by drone where it’s applicable.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Why get it checked now?

Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from ground level but hidden gutters are another matter. Our survey covers everything that’s safely in view and records it with photos. Older cottages and farmhouses around Layston can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the price for your survey before booking.

Roof by roof

Fascias and soffits

Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.

Box and secret gutters

A box gutter is built into the roof, often behind a parapet, so overflows can end up inside. We check them where they can be seen safely.

Honest limits

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Underground drains, which need a CCTV drain survey
  • The inside of a downpipe along its whole length

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

What we check

  • Fascias and soffits
  • Eaves gutters
  • Outlets and hoppers
  • Parapet and box gutters
  • Valley gutters

Roofs, chimneys and gutters in Layston

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Anyone responsible for a site like Layston Church of England First School will know that large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as Church of St Bartholomew (church of England), old fixings, lead flashings and tall chimneys are typical of older roofs.
