How a gutter survey works in Westmill

Gutters are normally fixed to fascia boards, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey fascias and soffits, parapet and box gutters and eaves gutters, and the problems we’re asked to look at most are hoppers and outlets full of debris and joints that drip after rain.

Somewhere as small as Westmill, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What a gutter survey looks like in Westmill

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

If your home is one of the older ones in the streets near Parish Church of St Mary the Virgin, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings like Freman College, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What you can safely check yourself

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

The survey, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes an hour or two at most homes, and about three to four hours for a commercial roof. Older roofs in small places like Westmill can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photos and recommendations.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • Keep pets inside or away from the areas we’re looking at
  • Jot down any questions you want answered

Advice

Leave it or get it looked at?

A gutter clear-out takes the leaves away but it will not explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What a gutter survey doesn’t cover

A survey is a careful look at the gutter, but it can’t do everything. The main limits are:

  • Asbestos testing of old gutters, downpipes or soffits
  • The inside of buried drains
  • Parts of gutters that can’t be seen safely

If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey. What our survey covers.

Different roofs, different checks

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.

Plastic (uPVC) gutters

Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.

Landlord and commercial surveys in Westmill

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.
