About our gutter survey in Wyddial
Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. If the evidence points elsewhere, like a flashing or the roof covering, we’ll say so, with a suggested next step. If you’ve noticed gutters that have fallen out of line and fascia boards damaged by overflowing water, we can find out what’s behind it.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
The report records the gutter as we found it on the day. That makes it useful now and a handy reference later.

Useful tips for Wyddial property owners
Over many surveys, some simple habits stand out as worth the effort:
- Look for downpipes coming loose
- Keep climbers away from the eaves
- Look for new stains on ceilings below valleys after rain
- Look for green streaks or damp patches on walls
The report comes with photos and clear written recommendations. Share it with a contractor of your choice so they can see exactly what’s needed.
Have your gutters cleared at least once a year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
What affects the cost of gutter surveys
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- Whether it’s a home or a commercial building
- Building height and the viewpoints available
- Chimneys, valleys, parapets and other details
- Whether thermal imaging or a drone is needed
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
What to let us know when you contact us
If you can, have these to hand when you get in touch:
- Your postcode, so we can check access and travel
- Your timetable, like an exchange date
- Where water is showing inside, if it is
- The kind of building and roof involved
Getting a price is simple: just call 07833 053749 or send us an email, tell us about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
Local roofs in Wyddial
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
If you look after a building like Layston Church of England First School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near Church of St Giles, its chimney, valleys and lead work are likely to be the parts that need attention first.

Your questions about gutter surveys in Wyddial
Does a conservation area affect roof work in Wyddial?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is Wyddial within the area you cover?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Will you check if gutters are causing damp inside?
Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the cause looks like something else, the report says so, based on what we can see.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.
How much time does the visit need?
Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.
Will I get photos?
Yes. The report includes photos of what we found, so you can see each point for yourself.
What’s the best way to book?
The quickest way is to phone 07833 053749 or use the contact form. Give us the address and some details about the roof. We survey on any day of the week.
DIY checks: what’s safe
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
How the survey changes by roof type
Plastic (uPVC) gutters
On plastic systems, slipped joints are one of the most common faults. We record each one we can see.
Lead-lined valley and parapet gutters
Some older roofs have a central valley running to the back and if it blocks, water can come indoors. It’s inspected as far as safe access allows.
What this survey can’t tell you
In fairness, a roof survey has limits:
- What’s behind fascias and inside walls
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Parts of gutters that can’t be seen safely
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.

How it works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. You are welcome to ask questions while we’re there. Cottages and farmhouses around Wyddial often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before we arrive
- For a flat or shared roof, check access with whoever owns or manages the building
- Make a note of anything you’d like us to look at
- If it isn’t your property yet, arrange access through the agent
