About our gutter survey in Buckland
Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether overflows are working. The photos show you exactly what we found. It is an easy job to put off, but they rarely get better. If you’ve noticed choked outlets or hopper heads and water spilling over the gutter edge, a survey will tell you what’s going on.
Somewhere as small as Buckland, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
If any part of the gutter couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we do, step by step
On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, from the ground, from windows, in the loft space and by drone where it applies. The survey usually takes between one and two hours at a typical home, and more on a big or complicated roof. Cottages and farmhouses around Buckland frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- First, you tell us what you’ve seen, like overflows or damp.
- The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
- We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
Preparing for the visit

Buckland homes and their roofs
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.
Landlords with a home close to Royston station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If yours is one of the older homes in the streets near St Andrew's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Freman College: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Useful tips for Buckland property owners
A little preparation and a few simple habits help. Our tips:
- Watch for green marks down the brickwork
- Look out for overflows when it pours
- Look for new stains on ceilings below valleys after rain
- Keep climbers away from the eaves
How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email as soon as it’s ready.
Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so check they’re included in any clearing work.
What a survey costs
What a survey costs depends on the time and equipment it needs. That comes down to:
- The use of thermal imaging or a drone
- The type of building, from a house to a block or an office
- The size of the roof
- Building height and the viewpoints available
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.
Helping us price your survey
We will normally ask about:
- Where any leaks, stains or damp patches show inside
- Any deadline, like an exchange date
- Why you want a survey: buying, a leak, a storm or new work
- Where the property is, with the postcode
Every survey is priced before it’s booked, so you know where you stand. Gutter survey starts from £150, including VAT. To book, call 07833 053749 or email us.
What we look for on each type of roof
Plastic (uPVC) gutters
Joints that have pulled apart are a common fault on plastic gutters. We record each one we can see.
Cast iron gutters
Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded where they can be seen.
Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- Pipes below ground level
- Gutters out of sight from every safe viewpoint
- The inside of a downpipe along its whole length
If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey before you book. What our survey covers.
Roof types and parts we check
- Valley gutters
- Eaves gutters
- Downpipes
- Fascias and soffits
- Outlets and hoppers
- Parapet and box gutters
Checking the roof from the ground
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
FAQs for Buckland
Does a conservation area affect roof work in Buckland?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Is Buckland within the area you cover?
Yes, Buckland is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Does the report include photographs?
Yes, every report has them. Pictures sit next to the findings they show.
Is it a structural engineer’s report?
No. We note visible signs like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
Do you check valley and parapet gutters?
Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and the report says so.
Is a Saturday or Sunday visit possible?
Yes. Surveys are carried out on weekdays and at weekends. To find a day that suits, call 07833 053749 or use the contact form.
