Gutter survey in Green End

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you’ve noticed gutters overflowing in heavy rain and leaks at the gutter joints, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Green End, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

The survey, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes about one to two hours on an ordinary house, and more on a big or complicated roof. Older roofs in small places like Green End can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photographs and recommendations follows.

Tips that help

Most of what helps is simple and safe from the ground. Our suggestions:

  • Do not leave hidden gutters out of a clear-out
  • Check from ground level or a window, not a ladder
  • Have overhanging branches cut back
  • Look for new stains on ceilings below valleys after rain

Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. The photographs help when you explain the work to others.

Deal with drips, sags and loose downpipes early. Left alone, they typically grow, and the water they spill can damage walls and timber.

Questions from Green End

Can a landlord with a rental near Ashwell & Morden station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Is my home in Green End listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is a CCTV drain survey included?

No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

What’s in the survey report?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will explain what’s needed.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Common roof problems in Green End

Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and gives plants somewhere to grow.

Problems we come across often include:

  • Dripping or leaking gutter joints
  • Fascia boards damaged by overflowing water
  • Hoppers and outlets full of debris
  • Water backing up from a hidden gutter

Landlords with a home close to Ashwell & Morden station may find that a dated record of the roof is useful when planning maintenance across a let.

Before booking anyone

  • What they won’t be able to tell you
  • Which parts of the roof they’ll actually see
  • Their drone registration, if they fly one

What a good roof survey covers

Green End homes and their roofs

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you own one of the older houses in the streets near Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings such as Sandon Junior Mixed and Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Why act early in Green End

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the loft space and the rooms below typically during the worst downpours. It is worth having these gutters looked at before the wetter months. In a small place like Green End, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
