Gutter surveys for homes and businesses in Roe Green
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that normally means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photographs. Common reasons to book are water backing up from a hidden gutter and blocked outlets and hoppers, across parapet and box gutters, eaves gutters and outlets and hoppers.
Somewhere as small as Roe Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Local roofs in Roe Green
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
The streets around a church like Church of All Saints are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Ashwell & Morden station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like Sandon Junior Mixed and Infant School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the visit with that in mind.
What happens if roof problems are left?
Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows but hidden gutters are another matter. We inspect as far as it’s safe to see and put it in writing. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your survey before booking.

What we do, step by step
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. For a village or hamlet like Roe Green, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- We ask about overflows, damp or leaks you’ve noticed.
- The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the roof space, where there is safe access, for signs of water getting in.
- The findings are written up with photos and recommendations.
Before the survey
- Check pets are kept safely away
- For a flat or shared roof, check access with whoever owns or manages the building
- Jot down any questions you want answered

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need.

Our cover is professional indemnity plus public liability.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Let us know about it as you book and we will plan the survey around it.
Will I get photos?
Yes, plenty. Each finding is shown in a picture where possible.
What you can safely check yourself
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What a gutter survey doesn’t cover
Without opening up the roof, some things stay hidden, and that sets some limits:
- Hidden sections we can’t view safely
- What’s hidden inside a downpipe
- The inside of buried drains
If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.
What we look at
- Fascias and soffits
- Parapet and box gutters
- Valley gutters
- Outlets and hoppers
- Eaves gutters
- Downpipes
What we look for on each type of roof
Fascias and soffits
Some older soffits may contain asbestos. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.
Lead-lined valley and parapet gutters
Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.
