Thermal roof surveys near Roe Green

Thermal roof surveys for homes and businesses in Roe Green

Thermal imaging is useful when a damp patch has no clear cause. Water can travel some distance under a roof covering before it shows inside, and temperature patterns can help us trace where it may have come from. We combine the images with a visual inspection and moisture readings, so no conclusion rests on one method alone. We survey ceilings below the roof, commercial roofs and insulated roof spaces, and common reasons people get in touch are water that travels before it shows and ceilings that feel colder in places.

Somewhere as small as Roe Green, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey changes by roof type

Pitched slate and tile roofs

From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. We check any patterns with moisture readings.

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. Thermal images, checked with moisture readings, can help trace it.

What affects the cost of thermal roof surveys

To price your survey, we check:

  • The use of thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • The package you choose: Basic, Standard or Premium
  • The shape of the roof and its details

For a price for your roof in Roe Green, ring 07833 053749 or use the contact form and let us know about the roof. The price is agreed before a date is set.

What to tell us when you get in touch

To price your survey accurately, we’ll ask about:

  • Anything about access we should know
  • The kind of building and roof involved
  • The property’s address and postcode
  • Any stains, drips or damp patches you’ve seen indoors

Unsure which package suits your roof? It’s easiest to call 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll explain the options and the price.

How the survey works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit typically takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older roofs in small places like Roe Green can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. The report sets out the images, what they suggest and what we recommend.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Unlock side gates and any roof access doors
  • Check pets are kept safely away

Advice

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Leave it or get it looked at?

Before replacing a large flat roof, it is useful to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you spend. Outbuildings and barns around Roe Green are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Thermal roof survey starts from £400, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Do you cover smaller places like Roe Green?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

What’s the best way to book?

Simply ring 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

Can you check my loft insulation with a thermal camera?

It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it is warm inside and cold outside. We look from the loft as well, where there is safe access.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

Airspace, weather and Roe Green roofs

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Steep or complicated roofs are often hard to see from the ground, which is where close-up aerial shots and thermal images help.

If you look after a building like Sandon Junior Mixed and Infant School, big roofs are where close-up aerial shots and thermal images show the most at once. The streets around a church such as Church of All Saints are often among the oldest in a place, and if you own one of the older houses nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.

Practical tips

From years of surveys, a few habits stand out:

  • Clear a path to the loft hatch before we arrive
  • Take photos of stains as they appear, so we can compare
  • Leave the roof to people with safe access
  • Do not switch the heating off before the visit

Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether that’s asking for work or discussing the price.

After repairs or a new covering, a later survey can confirm things are dry in suitable weather.
