How we price roof surveys

All our prices include VAT. The things that change the price are:

  • The height of the building and how the roof can safely be seen
  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Getting in touch

  • Anything about access we should know

To book a survey, phone 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. We’ll confirm the price before you book.

Roof survey in Green End: what you get

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We’re frequently asked to look into blocked, sagging or leaking gutters and leaning or weathered chimney stacks, on the roof space, flat roofs and clay and concrete tiles.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Green End questions

Will you come out to Green End?

Yes. Green End is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can a landlord with a rental near Ashwell & Morden station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Can you tell me how long my roof will last?

We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

What does a roof survey include?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To find a day that suits you, call 07833 053749 or send us an email.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. Rural addresses near Green End can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from each safe vantage point outside.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Preparing for the visit

  • If you’re buying, let the agent know when we’re coming
  • Keep pets out of the way during the survey
  • Let us know about parking near the property

Common roof problems in Green End

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building.

We’re frequently asked to look at:

  • Torn or sagging underlay
  • Slipped, cracked or missing slates and tiles
  • Ponding, splits or blisters on flat roofs
  • Gutters that overflow in heavy rain

If you let a flat or house near Ashwell & Morden station, the gap between tenancies is a good time to have the roof looked at.

  • Will the report include photos?

What a roof survey includes

What a roof survey does not cover

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Walls, floors and services below the roof
  • Faults hidden behind ceilings or boarding
  • How the roof will behave in every kind of weather

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Chimney stacks
  • Lead flashings
  • Natural slate
  • Flat roofs
  • The roof space
  • Clay and concrete tiles
  • Ridges, hips and valleys

What we look for on each type of roof

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted, particularly at the verges and ridge.

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.

Roof surveys around Green End

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a building such as Sandon Junior Mixed and Infant School, large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church such as Church of All Saints are frequently among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
