Flat roof survey in Buckland
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. Common reasons to book are splits and cracks in the covering and a sagging deck under the covering, on single-ply membranes, mastic asphalt and EPDM rubber.
Somewhere as small as Buckland, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when booking.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Buckland questions
Does a conservation area affect roof work in Buckland?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Buckland in the area you cover?
We do. The survey and report are the same in Buckland as anywhere else.
Should I worry about standing water on my flat roof?
Standing water a day or two after rain usually needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.
How much does a flat roof survey cost in Buckland?
Flat roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Do you cover flat roofs on blocks of flats?
Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof usually takes about 3 to 4 hours on site, longer if it is large or complex, and larger roofs are quoted for their size.
Do you look for flat roof leaks?
We check the covering and every detail where leaks commonly start, recording anything that could let water through. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.
What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey typically takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Buckland, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- You let us know about the roof, its covering if you know it, and any leaks.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- Inside, we look for damp and staining under the roof where there is access.
- You get a report with photographs and our recommendations.
Before the survey
- For flats, make sure roof access has been agreed
- Mention any parking restrictions on your street
- Clear the way to the loft hatch
Arrange a survey
If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

DIY checks: what’s safe
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Practical tips
Nothing here needs a ladder. A few suggestions:
- Note the date and type of any roof work
- Limit foot traffic on the covering
- Check ceilings under the roof for damp patches
- Never stand on rooflights or fragile sheeting
If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.
Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

Flat roofs in Buckland
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.
If you own a rental within reach of Royston station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you live in an older home near St Andrew's Church, the joins between later flat roofs and the old walls are where problems normally start. For site and facilities teams at buildings such as Freman College, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What this survey cannot tell you
In fairness, a roof survey has limits:
- An exact number of years the roof has left
- Asbestos testing, which needs a specialist asbestos surveyor
- Fragile surfaces, which we do not walk on

Leave it or get it looked at?
Standing water on a flat roof rarely sorts itself out. It typically points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Finding the cause now keeps more options open. Older and listed buildings around Buckland may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.
