Flat roof surveys for Chipping homes and businesses

Flat roof surveys for homes and businesses in Chipping

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey GRP fibreglass, felt flat roofs and single-ply membranes, and people most often book us about failed seals around rooflight kerbs and loose or cracked edge trims.

Older buildings in small places like Chipping may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What happens on the day

The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit typically takes about one to two hours for a small flat roof at home, and longer for a large commercial one. Cottages and farmhouses around Chipping frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from ground level, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Advice

Do you need a flat roof survey in Chipping?

No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM frequently lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.

People normally book a survey after spotting one of these:

  • Ponding water that doesn’t drain away
  • Failed upstands where the roof meets a wall
  • Blisters and bubbles in the covering
  • Splits and cracks in the covering

Take a building like Freman College: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What to check before booking

  • Their report turnaround times
  • Their drone registration, if they fly one
  • Which viewpoints they use to see the roof
  • Whether they hold professional indemnity and public liability insurance

What to expect from a roof survey

For landlords and managing agents

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or use the contact form.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Watch the ceilings below the flat roof for stains
  • Note the date and type of any roof work
  • Keep people off the roof unless they need to be there
  • Keep clear of rooflights and fragile roof sheets

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.

We check the covering and every detail where leaks commonly start, recording anything that could let water through. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

Yes. Photos are taken throughout the survey, and they go into the written report.

Do you use drones?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What a survey costs

A few things affect what a survey costs:

  • How tall the building is and how easy the roof is to see
  • The roof’s overall size
  • The package you choose: Basic, Standard or Premium
  • Whether it’s a home or a commercial building

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What to tell us when you contact us

You don’t need to know any roofing terms. It is enough to tell us:

  • Any deadline, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures of the roof from a safe spot, if you have them
  • The type of building and roof, like pitched or flat

For a price for flat roof surveys in Chipping, phone 07833 053749 or use the contact form. A few details about the property and the roof help us price the survey accurately.

Flat roof surveys around Chipping

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Whatever the street in Chipping, a roof costs least to look after when faults are caught early.
