Flat roof surveys in Layston

Flat roof surveys for homes and businesses in Layston

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a photo-illustrated written report and our recommendations. We survey upstands and outlets, EPDM rubber and mastic asphalt, and common reasons people get in touch are failed upstands where the roof meets a wall and standing water left after rain.

Some older homes in villages like Layston are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Questions from Layston

Do you cover smaller places like Layston?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Do you carry out roof surveys in Layston?

Yes, Layston is within the area we cover. Our area covers London and South East England. Just ring 07833 053749 or use the contact form and let us know about the property.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

What’s the best way to book?

Just ring 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do you look for flat roof leaks?

We check the covering and every detail where leaks commonly start, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

When to book a survey in Layston

Water that does not drain sits on the roof and speeds up wear. It usually comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.

It’s worth booking a survey if you’ve seen:

  • Cracked or split membrane
  • A sagging deck under the covering
  • Leaks around rooflights
  • Failed upstands where the roof meets a wall

Anyone responsible for a site like Layston Church of England First School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Before booking anyone

  • Will the report include photos?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Will they check the loft as well as the outside?
  • How long they’ve been surveying roofs

What’s in a roof survey

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Parts of the roof that aren’t safe to walk on or view
  • Structural calculations, which need a structural engineer

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey. What a survey covers and does not.

Roof types and parts we check

  • Upstands and outlets
  • Single-ply membranes
  • GRP fibreglass
  • Mastic asphalt
  • Felt flat roofs
  • EPDM rubber

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Flat roofs in Layston

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

If you live in an older home near Church of St Bartholomew (church of England), the joins between later flat roofs and the old walls are where problems normally start.

Roof by roof

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.

Landlord and commercial surveys in Layston

Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on weekdays and at weekends, which helps when tenants work during the week.

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

The survey, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes between one and two hours for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like Layston, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We check the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photos and recommendations and emailed to you.

Getting ready for the survey
