About our thermal roof survey in Ware

What a thermal camera can show depends a lot on the weather. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast when you book, and our report notes the conditions and how they affected what we saw. We survey flat roofs, loft conversions and pitched roof slopes, and common reasons people get in touch are damp around roof outlets and upstands and damp around chimneys and parapets.

In older houses around Ware, loft insulation can be thin, patchy or missing in places. A thermal camera shows those cold and warm patches, and some of them can point to moisture. It shows temperature, so anything that looks like moisture is checked with a meter, while drone photos show the outside of the same roof. Results depend on conditions, so the timing of the visit matters.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What we do, step by step

Every roof is different; as a rough guide, the survey takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You are welcome to ask questions while we’re there. A visit in Ware runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. If you will not be there yourself, let us know who will let us in.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Find any records of previous roof work
  • Have any questions written down, so nothing gets missed

Advice

What a thermal roof survey does not cover

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Whether the deck or roof structure is strong enough
  • The condition of timbers we cannot see
  • Seeing water directly, as the camera shows temperature, not moisture

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What our survey covers.

Roofs we survey in Ware

  • Pitched roof slopes
  • Commercial roofs
  • Flat roofs
  • Ceilings below the roof
  • Insulated roof spaces

What happens if roof problems are left?

Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. Around Ware, gutters that overflow soak the wall below. A slipped tile or worn flashing does the same higher up. Neither gets better on its own.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Common questions in Ware

Do you cover Ware?

Yes, Ware is within the area we cover. We survey roofs across London and South East England. Just call 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.

Is my home in Ware listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Does the report include photographs?

Yes. Photographs are part of every report, so you can see exactly what each finding refers to.

Is thermal imaging included in your surveys?

It is part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

How does a thermal imaging roof survey work?

The images show how warm or cool each part of the surface is. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.

Landlord and commercial surveys in Ware

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Any of our surveys can be booked by landlords, agents and building managers in Ware. To discuss a property or a block, phone 07833 053749 or email us.

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Talk to us about the weather when booking
  • Keep the heating on as usual before a heat loss survey
  • Use the report as a baseline for later checks
  • Check from ground level or a window, never by climbing

If the images suggest moisture that cannot be confirmed, we’ll say what would help next, such as electronic leak detection or opening up a small area.

Make sure loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.

What a thermal roof survey looks like in Ware

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.

Take a building like Christ Church CofE (VA) Primary School and Nursery: a view from above covers a wide roof far faster than walking it. The streets around a church such as Christ Church Ware are often among the oldest in a place, and if yours is one of the older homes nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

What affects the cost of thermal roof surveys

All our prices include VAT. The things that change the price are:

  • Whether you choose the Basic, Standard or Premium Survey
  • Whether thermal imaging or a drone is needed
  • How many separate roofs there are, such as extensions, dormers and garages
  • Height and safe access

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

You don’t need to know any roofing terms. It is enough to tell us:

  • The style of property, from a terrace to a block
  • Your timetable, such as an exchange date
  • Where the property is, with the postcode
  • Whether there’s a loft hatch, a shared roof or tricky access
