Spellbrook questions

Is Spellbrook within the area you cover?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in Spellbrook?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is there anything I need to do before the visit?

Note when the leak appears and what the weather was doing, and take photos. Move stored items away from the loft hatch. If water is near any fittings, have an electrician check them.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

What happens next?

We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Does the investigation include the repair?

Our job here is to trace the leak and explain it, not to carry out the repair. With the report, a roofer knows exactly where to look.

Roof leak investigation in Spellbrook

On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that do not drain. Standing water puts extra pressure on every weak point. We check both the covering and the room underneath to narrow it down. Leaks under flat extension, garage and dormer roofs are common. An ageing felt roof is a frequent culprit. We survey rooflights and dormers, valleys and parapet gutters and chimney stacks, and people most frequently book us about brown rings on upstairs ceilings and wet patches high on an inside wall.

Many homes in small places like Spellbrook face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

Landlords, agents and block managers in Spellbrook

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the visit with that in mind.

What this survey cannot tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Defects hidden under coverings or inside walls without opening up
  • Leaks from plumbing, tanks or pipework rather than the roof
  • Putting the leak right

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before booking. The full list of what we check.

What this survey covers

  • Slate and tile slopes
  • Flat roof details
  • The roof space
  • Valleys and parapet gutters
  • Chimney stacks
  • Lead flashings
  • Rooflights and dormers

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Why it’s worth a survey now in Spellbrook

Guesswork repairs are a common reason leaks keep coming back. Because water travels, the real entry point may be somewhere else. We find the probable source before anyone starts work, so the repair is aimed at the right place. Older cottages and farmhouses around Spellbrook can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

The survey, step by step

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take between one and two hours for most homes, though a hard-to-trace leak can take longer. Somewhere as small as Spellbrook, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. The visit starts indoors, at the stain and in the loft.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photographs, the likely entry point and recommendations.

How to prepare

  • Keep pets in another room
  • Point out any leaks or damp patches
  • Check the loft hatch can be reached

Spellbrook roofs and the weather

With Much Hadham Palace about 3.8 miles north-west, Spellbrook sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. The covering and its details give the first clues when tracing where water is coming from.

The streets around a church such as Church of St Mary the Virgin are frequently among the oldest in a place, and if yours is one of the older homes nearby, lead flashings, valleys and old chimneys are typical places for water to get in. Take a building like Spellbrook CofE Primary School: a leak through a large roof is often found some distance from where the water shows inside.

When to book a survey in Spellbrook

Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

People normally book a survey after spotting something like this:

  • Water through the ceiling under a flat roof
  • Staining around the chimney inside
  • Drips from nail tips in a cold loft
  • Drips in the loft during heavy rain

If you let a flat or house near Sawbridgeworth station, tracing a leak quickly matters when a tenant is living with it.
