Roof leak investigation in Lower Sheering

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. We look at all of them, from each safe vantage point. We’re often asked to look into damp patches next to the stack and damp walls below an overflowing gutter, on valleys and parapet gutters, chimney stacks and flat roof details.

In a village or hamlet like Lower Sheering, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. We check everything that’s safely in view and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Questions from Lower Sheering

Does a conservation area affect roof work in Lower Sheering?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover Lower Sheering?

Yes, Lower Sheering is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Is thermal imaging part of a leak investigation?

We use thermal imaging where it helps, and it is included in our Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.

Does the investigation include the repair?

Our job here is to trace the leak and explain it, and the repair is separate. The report gives any roofer a clear brief.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Could my leak actually be condensation?

The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern of damp and the ventilation, then say which is most likely.

Can I check my roof myself?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What a roof leak investigation looks like in Lower Sheering

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these roof types has its own typical places for water to get in. With Barrington Hall about 4.2 miles north-east, Lower Sheering sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building such as Fawbert and Barnard Infants' School, a leak through a large roof is often found some distance from where the water shows inside. If you let a flat or house near Sawbridgeworth station, a clear finding on where water gets in helps you brief a roofer right away. For an older house near a landmark like Parish Church of Great St Mary's, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

How the survey works

The visit has one job: to look at the leaking roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes about 1–2 hours, more where the leak is intermittent or the roof is large. Older rural homes like those around Lower Sheering can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the loft space above it.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photos, the likely entry point and recommendations.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Have any questions written down, so nothing gets missed

Useful tips for Lower Sheering property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Clear the loft hatch so we can get in
  • Put a bucket under the drip and move valuables
  • Don’t touch fittings that water is reaching
  • Keep a photo record of the damp patch

Any roofer you ask to quote can work from the report. The photos show the defects and where they are, so the repair is aimed at the cause.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.
