Common questions in Lower Sheering
I let a flat near Sawbridgeworth station. Can you check the roof?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Do you cover smaller places like Lower Sheering?
Yes, Lower Sheering is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.
Will you walk on the roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.
Will you fly a drone over my roof?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
How long will you be at the property?
Expect it to take about one to two hours at a typical home, and more on a big or complicated roof. The written report follows by email, on the timescale of your package.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Landlord roof survey in Lower Sheering: what you get
Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Agents and freeholders often want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photographs and recommendations. Surveys are carried out on weekdays and at weekends, which can make access easier to arrange. If you’ve noticed blocked gutters over flats and missing or loose roof coverings, a survey will tell you what’s going on, on converted houses, gutters and downpipes and flat roofs on blocks alike.
Older buildings in small places like Lower Sheering may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How we price landlord roof surveys
To price your survey, we check:
- House, block, shop or office
- The use of thermal imaging or a drone
- How big the roof is
- How complicated the roof is, with its valleys, chimneys and parapets
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.
Helping us price your survey
You do not need to know any roofing terms. It is enough to let us know:
- Your timetable, such as an exchange date
- Pictures of the roof from a safe spot, if you have them
- The kind of building and roof involved
- The property’s address and postcode
Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or send us an email.
When you need someone else
Some things cannot be seen without opening up the roof, so a survey has limits:
- A full building survey of every part of the property
- Who pays under the lease (that’s a legal question)
- The structure in the way a structural engineer would assess it
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.

For landlords and managing agents
Any of our surveys can be booked by landlords, agents and building managers in Lower Sheering. To discuss a property or a block, phone 07833 053749 or drop us an email.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
What we do, step by step
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take between one and two hours for a house, and longer for a block or a building with several roofs. For a village or hamlet like Lower Sheering, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.
- We start by agreeing the scope, roof by roof.
- Access to flats and the roof space is arranged with you beforehand.
- The roofs are inspected from ground level, vantage points, the loft space and the roof where it’s safe.
- We photograph each defect and note how urgent it looks.
- The report sets out condition and recommendations to help you plan.
How to prepare
- Find any records of previous roof work
- Point out any leaks or damp patches
- If you’re buying, check with the agent that we can get in
Arrange a survey
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

Roofs, chimneys and gutters in Lower Sheering
Barrington Hall, about 4.2 miles north-east, is one of the historic houses in the wider area around Lower Sheering. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
If you live near a park such as Gibberd Garden, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you let a flat or house near Sawbridgeworth station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If your house is among the older ones in the streets near Parish Church of Great St Mary's, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Different roofs, different checks
Flat roofs on blocks and rear additions
Felt flat roofs frequently last around 15–20 years, so knowing roughly how old the roof is helps.
Party-wall upstands and parapets
Parapet walls often hide gutters behind them. We inspect them as far as it is safe to see.
