Common questions in Lower Sheering

Does a conservation area affect roof work in Lower Sheering?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

I let a flat near Sawbridgeworth station. Can you check the roof?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How do I arrange a gutter survey in Lower Sheering?

Simply ring 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Does the report include photos?

Yes. Photographs are part of every report, so you can see exactly what each finding refers to.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

How long does a gutter survey take?

It typically takes an hour or two for most houses, and longer for a large or complex roof. We will give you an idea when you book.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

Gutter surveys for homes and businesses in Lower Sheering

A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We are frequently asked to look into rotten fascias or stained soffits and water spilling over the gutter edge, across eaves gutters, fascias and soffits and parapet and box gutters.

Older buildings in small places like Lower Sheering may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Useful tips for Lower Sheering property owners

You don’t need to be a roofer to help. What helps most:

  • Get trees that overhang the gutters trimmed
  • Have gutters cleared at least once a year
  • Ask for valleys and parapet gutters to be cleared too
  • Check downpipe clips are holding

Landlords and managing agents can keep the report with the building’s records to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Get the gutters cleared every year or more frequently near trees. The best time is normally after the leaves have dropped. Clear gutters can carry water away as they should.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

What we can’t see

To be straight with you, a roof survey has limits:

  • The inside of buried drains
  • Gutters out of sight from every safe vantage point
  • The inside of a downpipe along its whole length

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.

What we look at

  • Parapet and box gutters
  • Downpipes
  • Valley gutters
  • Eaves gutters
  • Fascias and soffits
  • Outlets and hoppers

Different roofs, different checks

Box and secret gutters

Box gutters sit within the roof or behind a wall and when it overflows, water can get indoors. We check them where they can safely be seen.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Lower Sheering homes and their roofs

Historic houses such as Barrington Hall, about 4.2 miles north-east, show how far back building in the area around Lower Sheering goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live near a park such as Gibberd Garden, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you own a rental within reach of Sawbridgeworth station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like Fawbert and Barnard Infants' School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Prices for gutter surveys in Lower Sheering

A few things affect what a survey costs:

  • Any need for thermal images or a drone flight
  • The size of the roof
  • The shape of the roof and its details
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

What to let us know when you get in touch

We will normally ask about:

  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode
  • Access details, such as a loft hatch or a shared roof
  • Photos of the roof, taken safely from the ground or a window

To arrange a survey, call 07833 053749 or email us and tell us the address and what’s prompted the survey. We will confirm the price before booking.

The survey, step by step

We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Somewhere as small as Lower Sheering, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photographs and recommendations.

Before we arrive

  • Find any records of previous roof work
  • Leave a clear route to the loft
  • Have keys ready for side gates, garages or roof access doors
