Why act early in Lower Sheering

Most flat roofs are out of sight, so they’re easy to forget. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it won’t come as a surprise. For older village homes like those around Lower Sheering, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Flat roof survey in Lower Sheering

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. Typical surveys look at damaged trims at the roof edge and ponding water that doesn’t drain away, on upstands and outlets, mastic asphalt and GRP fibreglass.

Some older homes in villages like Lower Sheering are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

FAQs for Lower Sheering

Is Lower Sheering in the area you cover?

Yes. We survey roofs across London and South East England, and Lower Sheering is part of that. Just call 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.

Is my home in Lower Sheering listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Should I worry about standing water on my flat roof?

Standing water on a flat roof deserves a closer look. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. We record where it sits and the likely cause.

Which flat roof coverings do you cover?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.

What do I do with the report?

You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Roof by roof

EPDM rubber

An EPDM rubber roof is typically one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.

Felt and built-up roofs

On felt, the upstands and edge details often fail before the main surface. We check each one and photograph any that have split or pulled away.

Prices for flat roof surveys in Lower Sheering

Several things affect the price of a survey:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • House, block, shop or office
  • If the survey needs thermal imaging or a drone
  • Basic, Standard or Premium

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.

Helping us price your survey

We will usually ask about:

  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode
  • Any marks or damp showing indoors
  • Whether there is a loft hatch, a shared roof or tricky access

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A structural engineer’s assessment of the deck
  • Fragile surfaces, which we do not walk on
  • What’s under the membrane without opening it up

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What our survey covers.

Roof types and parts we check

  • Single-ply membranes
  • Felt flat roofs
  • Mastic asphalt
  • Upstands and outlets
  • GRP fibreglass
  • EPDM rubber

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older rural homes like those around Lower Sheering can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

How to prepare

  • Make a note of anything you’d like us to look at
  • Buyers: confirm access with the estate agent or seller
  • Let us know about parking near the property

Checking the roof from the ground

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
