About our flat roof survey in Sheering

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. If you’ve noticed raised blisters across the surface and splits, cracks and crazing, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Sheering may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

What this survey cannot tell you

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Parts of the roof that aren’t safe to walk on or view
  • Structural calculations, which need a structural engineer
  • Hidden layers beneath the covering

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before you book. What our survey covers.

What we check

  • Felt flat roofs
  • Mastic asphalt
  • Single-ply membranes
  • GRP fibreglass
  • Upstands and outlets
  • EPDM rubber

Common roof problems in Sheering

Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

Problems we come across often include:

  • Splits, cracks and crazing
  • Failed seals around rooflight kerbs
  • Outlets choked with leaves and silt
  • Raised blisters across the surface

For an older house near a landmark like Parish Church of St Mary the Virgin, the flat roofs on later extensions tend to wear out long before the main roof.

Before you book any roof surveyor

  • How much experience they have with roofs like yours
  • Whether the loft space is looked at, where there is one
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Their report turnaround times

What to expect from a roof survey

How the survey changes by roof type

Mastic asphalt

With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.

Flat roof surveys in Sheering: local notes

In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Barrington Hall, about 3.5 miles north-east, is one of the historic houses in the wider area around Sheering. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For landlords with property near Sawbridgeworth station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Anyone responsible for a site like Hatfield Heath Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Sheering is about 4 miles north-east of Harlow, in Essex. We cover Sheering and the rest of Essex, as part of our work across London and the South East. We cover towns and villages across Essex. You can also see our page for Chelmsford.

Why get it checked now?

A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. In a small place like Sheering, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Flat roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

Checking the roof from ground level

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Common questions in Sheering

Is Sheering within the area you cover?

Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Is my home in Sheering listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too.

What do I do with the report?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Does the survey cover asbestos?

We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.

How the survey works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes between one and two hours at a typical home, though large, tall or awkward roofs take more time. In a hamlet or village like Sheering, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Preparing for the visit

  • Make sure we can get to the back of the property
  • If you are buying, let the agent know when we’re coming
  • For flats, check roof access has been agreed
