Landlord roof survey in Ware

A roof condition report helps you plan maintenance and set budgets. You can see what’s urgent and what can wait based on what can be seen. It does not include repair cost estimates but contractors can price from it. Anything urgent is made clear, so you can deal with it first and budget for the rest. We survey shared roofs, converted houses and gutters and downpipes, and people most often book us about cracked or leaning shared chimneys and parapets and upstands in poor repair.

Around Ware, semis and terraces share chimneys, gutters and roof lines with the house next door. When a stack or gutter is shared, the problem may not be on your side alone. We can only inspect what we have access to, so shared parts are reported as far as they can be seen safely. It’s useful to mention any shared stacks or gutters when you book.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Ask residents to report damp straight away
  • Give residents notice before a survey
  • Do not wait for a leak to survey the roof
  • Ask your managing agent about lease terms

If you need to share the findings with leaseholders or a board, the photographs help. We keep the report clear and jargon-light.

Keep gutters and outlets clear, especially on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.

What a landlord roof survey does not cover

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Confirming asbestos in older roof materials
  • Parts of the roof we cannot safely see or access
  • Responsibility under a lease

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before you book. The full list of what we check.

Ware questions

I let a flat near Ware station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Do you cover Ware?

We do. The survey and report are the same in Ware as anywhere else.

How do I arrange a landlord roof survey in Ware?

Just ring 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

Do you survey roofs shared between flats?

Yes. We inspect the parts we’re given access to, as far as they can safely be seen. The report records what couldn’t be seen in the report.

How long does the survey take?

Most surveys take an hour or two for a house, with bigger or more complicated roofs taking longer. We’ll confirm the timing when booking.

What affects the price in Ware

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Any need for thermal images or a drone flight
  • Which survey package you book
  • House, block, shop or office
  • The height of the building and how the roof can safely be seen

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Booking your survey

We will usually ask about:

  • When you need the report by
  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window
  • Whether there’s a loft hatch, a shared roof or tricky access

Unsure which package suits your roof? The easiest way is to call 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

For landlords and managing agents

Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we will plan the visit with that in mind.

We survey roofs for landlords and letting agents as well as homeowners. A photo-illustrated written report gives you a clear record of the let or shared roof, useful for planning maintenance.

How the survey works

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes an hour or two for a house, and longer for a block or a building with several roofs. Parking in a town like Ware is typically simple, but tell us if there’s a driveway or any restrictions. We look at the roof from ground level and from windows, then from the loft where there is safe access, and from the roof itself where it is safe.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Preparing for the visit

  • Tell us about parking before the day
  • For a flat or shared roof, check access with the building owner or managing agent
  • Make sure we can get to the back of the property

Advice

What we look for on each type of roof

Roof spaces and lofts

Looking inside the roof often tells us more. We check it where there is safe access looking for water marks and gaps.

Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we are given access to, and the report says what was seen.

Ware homes and their roofs

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a building like Christ Church CofE (VA) Primary School and Nursery, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Ware station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church like Christ Church Ware are often among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
