Lower Sheering questions

Is Lower Sheering in the area you cover?

Yes, Lower Sheering is within the area we cover. We survey roofs across London and the South East. You can phone 07833 053749 or use the contact form with the address and some details.

How do I find out if my home in Lower Sheering is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is thermal imaging good for finding leaks?

It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. We combine it with a visual inspection and moisture readings because the camera cannot confirm water on its own.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when you book.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Can thermal imaging show missing insulation?

The camera can point to heat loss and gaps in insulation. We do not give energy ratings or heat loss calculations, but the images show where improvements may help.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Thermal roof surveys for homes and businesses in Lower Sheering

A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it’s warm inside and cold outside. Our report points out what the images suggest and where to look more closely. It isn’t an energy rating or a heat loss calculation. We are often asked to look into ceilings that feel colder in places and stains that keep coming back, on insulated roof spaces, flat roofs and ceilings below the roof.

Older buildings in small places like Lower Sheering may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What this survey cannot tell you

In fairness, a roof survey has limits:

  • A formal energy assessment
  • Clear results when the conditions on the day are poor
  • What’s inside walls or under coverings, without opening up

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and does not.

What this survey covers

  • Flat roofs
  • Ceilings below the roof
  • Insulated roof spaces
  • Pitched roof slopes
  • Loft conversions
  • Commercial roofs

Tips from our surveys

Here are a few things we’d tell any owner:

  • Keep the report to compare against after any repair
  • Take photos of stains as they appear, so we can compare
  • Do not climb onto the roof to look for leaks yourself
  • Keep outlets and gutters clear to stop water sitting

Buyers can use the findings when talking to the seller or agent. It is your decision how to use it, whether that’s asking for work or discussing the price.

Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

Roof by roof

Single-ply and EPDM roofs

On larger commercial single-ply roofs, thermal imaging can help target moisture readings. It focuses the survey on the areas that matter.

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. We use the camera and moisture readings to help follow it.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Airspace, weather and Lower Sheering roofs

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. The wider area around Lower Sheering has a long history of building, with Barrington Hall about 4.2 miles north-east. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Fawbert and Barnard Infants' School: a view from above covers a wide roof far faster than walking it. The streets around a church such as Parish Church of Great St Mary's are often among the oldest in a place, and if yours is one of the older homes nearby, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

What we do, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Around Lower Sheering, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.
