Thermal roof surveys in High Wych

Thermal roof survey in High Wych: what you get

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We survey loft conversions, ceilings below the roof and commercial roofs, and the problems we are asked to look at most are damp patches with no obvious cause and damp where roofs meet walls and chimneys.

In a small place like High Wych, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

High Wych: your questions answered

Do you carry out roof surveys in High Wych?

Yes, High Wych is one of the places we work. The survey and report are the same in High Wych as anywhere else, and visits run on weekdays and weekends.

Is High Wych within the area you cover?

Yes. High Wych is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Which survey includes thermal imaging?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Will you walk on the roof?

Only if it is safe. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Can you check my loft insulation with a thermal camera?

The camera can point to heat loss and gaps in insulation. We don’t give energy ratings or heat loss calculations, but the report shows where to look more closely.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Should I look at the roof myself first?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What happens if roof problems are left?

Before replacing a large flat roof, it’s useful to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. In a small place like High Wych, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

How we price thermal roof surveys

Several things affect the price of a survey:

  • Roof area
  • Which survey package you book
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extra roofs, like extensions, dormers or garages

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

Getting in touch

You do not need to know any roofing terms. It’s enough to tell us:

  • The reason for the survey, like buying, a leak or storm damage
  • The address and postcode of the property
  • Your timetable, such as an exchange date
  • What kind of property and roof it is

Unsure which package suits your roof? It’s easiest to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Drones, thermal imaging and High Wych roofs

About 3.9 miles north-west lies Much Hadham Palace, a reminder of how long the area around High Wych has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

For site and facilities teams at buildings like High Wych Church of England Primary School, a view from above covers a wide roof far faster than walking it.

What a thermal roof survey doesn’t cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • An energy rating for the building
  • Reliable images in rain, strong wind or on a wet roof surface
  • The condition of timbers we cannot see

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

Roof types and parts we check

  • Insulated roof spaces
  • Flat roofs
  • Pitched roof slopes
  • Commercial roofs
  • Loft conversions
  • Ceilings below the roof

The survey, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two for a house, and longer for a large or complex roof. Rural addresses near High Wych can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Before we arrive

  • Clear the way to the loft hatch
  • Check pets are kept safely away
  • Show us where any leaks or stains appear

Advice

Common roof problems in High Wych

Some defects simply can’t be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.

Problems we come across often include:

  • Damp where roofs meet walls and chimneys
  • Gaps in loft insulation
  • Moisture around outlets and upstands
  • Leaks that are hard to trace

Take an older house close to Parish Church of St James the Great: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
